APPROVING VARIANCES OF THE VOLUME AND GARAGE SETBACK
STANDARDS FOR THE HANNAN RESIDENCE, 601 SOUTH ORIGINAL
STREET, ASPEN, COLORADO.

WHEREAS the applicant, Kenneth Hannan, represented by John Wheeler, Architect, has
requested a variance of "Residential Design Standazd" 26.58.040(A)(3), garage setback
and 12.58.040 (F)(12), volume, for a proposed single-family residence to be located at
601 South Original Street, City of Aspen; and,
WHEREAS all applications for appeal from the Residential Design Standards must meet
one of the following criteria in order for the Design Review Appeal Committee or other
decision making administrative body to grant an exception, namely the proposal must:
a) yield greater compliance with the goals of the Aspen Area Community Plan;
b) more effectively address the issue or problem a given standazd or provision
responds to; or
c) be clearly necessary for reasons of fairness related to unusual site specific
constraints, and
WHEREAS The Planning Staff in a report dated November 5, 1998, recommended the
DRAG deny the variance requests; and,
WHEREAS during a public hearing, which was legally noticed, was held at a regular
meeting of the Design Review Appeal Committee on November 5, 1998, the Committee
approved, by a 5 to 0 vote, the volume vaziance, finding criteria C met, and approved, by
a 3 to 2 vote, the garage setback vaziance, finding criteria C met.
NOW, THEREFORE, BE IT RESOLVED by the Design Review Appeal
Committee:
That the variance of standards 26.58.040(A)(3), garage setback, and 26.58.040(F)(12),
volume, for the single-family residence proposed for 601 South Original Street is hereby
approved.
APPROVED BY THE COMMITTEE at its regular meeting on the 5th day of
November, 1998.
