The attached application requests a Use Determination and a Con-
ditional Use Public Hearing for Environetics, a local interior
furnishings and design firm, that wishes to relocate to the
Trueman Commercial project. The uses to be permitted or allowed
by Conditional Approval for the Trueman Project are listed on the
final plat as the same as those allowed in the Service/Commercial/
Industrial and Neighborhood/Commercial zones. Under the S/C/I
zone, a permitted use is a Builder's supply store. In the N/C
zone, conditional uses listed which may apply are a paint and
wallpaper store; carpet, flooring and drapery shop, The intent
of the N/C zone and the entire Trueman Project is tballow for
one-stop shopping "convenience establislunents...designed and
planned to be compatible with the neighborhood and reduce traffic
generation, circulation and parking problems."
It is questionable as to whether or not an interior design studio
specializing in design services qualifies within the one-step
convenience shqpping concept. If it were a home improvement
supply type store or a hardware store making it possible for a
person to buy small convenience type items such as paint and
garden supplies, it should clearly be approved. However, in
this case, it is difficult to sayan interior design studio
fits at all within the one-stop convenience concept. We hope
that the applicant or representative will be in attendance at
this hearing to address the question, is Environetics a con~
venience establislunent or an interior decorator's studio?
The Planning Office feels it is imperat.ive that the uses which
are allowed within the Trueman Center be strictly limited to
those which fall within the intent of the Neighborhood/Corqmer~
cial zone. We remind the commission that the purpose for the
zone is to provide for frequently used commercial functions
which connot afford to pay the higher rents that can be afforded
by the typical Interior Designer or furniture store in Aspen.

We weuld like to. request a Use Determinatien and
Cenditienal Use Hearing befere the City ef Aspen
Planning and Zening Commissien at the earliest
pessible date.
We are representing Envirenetics, a lecal interier
furnishings and design firm that wishes to. relecate
to. the Trueman Commercial preject lecated en N. Mill
Street in the Neighberheed Cemmercial Zene.
Envirenetics ,will eperate as a business effice with
displays ef home and effice furnishings which they
will sell aleng with their design capabilities.
These preducts will be furniture, lighting, draperies,
carpeting, fleering materials, wall ceverings, cabinetry,
and ,related supplements. Their effice and display area
will be appreximately 1700 s.f. in size. I have attached
a cepy ef a letter from Jaynie Lindberg that explains
the business and services ef Envirenetics.
The Aspen Zening cede lists all ef the fellewing uses:
Paint and wallpaper store; Carpeting, fleering and drapery
shep; and business effice. All ef these uses cever the
work that will be dene by Envirenetics.
Since the prepesed use item that are specifically listed as
cenditienal uses we request that the Planning and Zening
Commissien appreve this specific stere as a cenditienal
use permitted in the N/C zene.

The Neighborhood Commercial gone has been established to
serve the needs of the local community. The approval of
Environetics as a conditional use within the Trueman
Commercial Project will further that goal.
A list of all prpperty owners within 300 feet of the
Trueman Commercial Project has already been submitted for
the Trueman Commercial Project. If you need a separate
list I will be happy to supply one for your use.
I am including two copies of the Trueman Commercial Project
Site Plan for your information. Please let me know if you
require any more information as soon as possible as well
as the date for the Public Hearing with Planning and
Zoning.

Dear Mr. Yaw,
I run the Aspen branch of Environetics, a furniShings and
interior design firm, based in Aspen and Vail. Environetics
is presently located at 620 Hyman in Aspen. We would like to
expand our present facilities to include a larger showroom dis-
playing furniture, lighting, draperies and window treatment,
carpet, tile and vinyl flooring, wall covering, kitchen cabinetry,
artwork and accessories. We are interested in serving the
Aspen resident's need for furnishings and therefore, think it
important to display a greater selection in our Aspen showroom
than we presently have.
The space we are interested in renting for this showroom
is located in the Trueman Aspen Commerical Building and would
provide us with approximately 1700 square feet. I understand
that furnishings and interior design, as such, are not listed
on the allowed usage for this building although most of the
items we, sell are. As the architect for this bUilding, we
would appreciate your representation of this matter to the
Planning and Zoning Board to acquire a use determination for
this space, for us. If there is anything I can do to assist
you in this, please let me know.
