We wish to relocate into a 700 sq. ft. space of the Riverfront Building, located in the 500 block of North Mill Street. The current zoning is SCI, and we request the use determination of Commercial Bakery. Our operation consists of a bakery business with a delivery service. All orders are phoned in, whence by we prepare each order, and then have our drivers deliver them personally. We are in no way a restaurant, nor do we ever have clientele on the premises. We do not have any means of selling alcoholic beverages or any other high profit retail items, consequently we are forced to locate in a less expensive commercially priced area. It must be understood that we have absolutely no retail, or walk-in business what so ever. Last winter we were located in the Airport Business Center. Every day the phones would begin ringing at four o'clock and then the rush would start to beat the traffic j amups from the ski areas. How frustrating it is to prepare what we feel is the best Pizza in Aspen - ONLY TO HAVE IT SIT IN A CAR FOR UP TO SIXTY MINlJTES WAITING TO GO FOUR MILES INTO TOWN! Further, how de- moralizing it is to have this same Pizza come back, because by the time it was delivered it was barely warm and very soggy. We now attempt our only alternative to business survival - moving into town. It is true that our function is not exactly a wholesale operation, however, we do believe that we can operate this business in a SCI zoned area, while also fulfilling the complete intent of the law, and/or all SCI zoning ideals. Our position in this letter deals with the intent of the law. We have lived, worked, and owned businesses in this town for many years. Unfortunately, we are all to familiar with the extensive growth, and the tremendous rental increases that have occured over the past 5 or 6 years. Zoning is necessary to give commercial businesses some sort of shelter against the exhorbitant rents that are now being charged in all areas zoned retail. We do believe in this concept, yet we also believe that our operation will conform with all the ideals of SCI zoning strategy. Presently, there are several commercial wholesalers on Mill Street that deliver to a few retail customers. We do not want people to feel that we want to bend the law... All we request is the same opportunity that others now have: the opportunity to run a delivery and wholesale business. Yours, the Planning and Zoning Commissioners, is now to interpret the laws which our system has presented us - one which includes checks, balances and revisions. ,,...,,,, ~ P & Z Your Pi zza Run Page 2 We have spoken to Richard Grice, of the Planning Office, and through him to the City Attorney. They feel that the intent of the law would be thoroughly covered if you were to allow us this use determination of Commercial Bakery. I hope you too, will see favorably towards our request.
