do hereby plat said real property into the Mother Lode Subdivision incident to the development thereon of a

PLAT NOTES
1) The approved development entails the construction of
multi -family residential units in a mixed use development, which
reg uired Subdivision approval pursuant to Land Use Code Section
26.480, "Subdivision." Therefore, this plat and associated
subdivision agreement is being filed to memorialize the
Subdivision approval granted in Ordinance No, 25, Series of 2005

3) A Condominium Exemption Plat will be recorded upon
substantial completion of the project and prior to the issuance of
a Certificate of Occupancy.
4) Easements for any relocated utility pedestals will be depicted
on the Condominium Exemption Plat and will refect as -built
conditions.
5) If a supplemental electrical transformer is found to be required
to serve the development, an amended subdivision plat shall be
filed establishing an easement for the transformer and a utility
easement to allow for utility personnel to access the supplemental
transformer for maintenance purposes The supplemental
transformer (if necessary) shall be placed completely within the
property boundaries.

by Sopris Engineering, LLC, dated June 11, 2004, various documents
of record, and the found monuments as noted.

of record. For all information regarding easements,
right-of-way and/or title of record SE relied upon the
above said plats listed in Note 4, and the title commitment
prepared by Order No. 42552

on information provided by utility companies and actual field
locations in some instances. These utilities, as shown, may not
represent actual field conditions. It is the responsibility of
the contractor to contact all utility companies for field
location of utilities prior to construction.
