Galena Street Aspen, Colorado Commercial Personal Property Account No. P090568 Dear Ms. Evans: As you know, the Applicant's Builder, Kirk Weiss of Highland Builders, recently submitted a request to expand the Lora Piana clothing store into the adjacent retail space to the south, which is currently vacant. The request involved cutting a new opening in the party wall between the two spaces. In your email message to Aldo Moschini, Vice President of Loro Piana NC, Inc, on November 3, you stated thal the City Planning Staff has determined that this would "increase the density of the use" and would not meet the criteria of Ordinance 51, Section 2(e) on the list for the moratorium exemptions. As I understand it, your reasoning is that combining the two spaces into one larger retail space will make it unaffordable by a future, preferably locally owned, retail business. Mr. Aldo Moschini, who is Vice President of Loro Piano, would like to assure the City that, in the event that Loro Piana NC, Inc. would close the store at that location, they would close up the opening between the two spaces and restore it to its original condition. He also said they have been operating from the current space for the past ten years and have every intention of remaining for the foreseeable 610 East Hyman Avenue m Aspen. He further observed that the previous tenant for the vacant space was a "mom and pop" business that folded because they could not afford the rent. He assured me that his company would not have that problem. With this in mind, Charles Cunniffe Architects is acting on behalf of Loro Piano as the local coordinating architect to respectfully request a hearing before the City Council to obtain a variance from the referenced criteria in Ordinance 51.
