If engineering and parks are okay with some of the improvements occurring later in the season...those items can be handled as part of a c.c.o. for the Hyman project. Some things have to happen prior to a c.c.o. being issued such as the deposit associated with the newly amended subdivision improvements agreement (sia) and signing the new SIA. Following are the comments I have on the draft condo plat. I have provided a plat to the engineering department and will follow-up with them tomorrow. l~The title (which is on each page) needs to clarify the history of the subject property. Afterthe actual title: Aspen Brownstones, the purpose statement should read something like 'An amendment to Unit B of the Hannah Dustin 1, Condominiums beinga parcel of land situated...... 2 v~'No legend is provided on any of the sheets. 3.v/bage 2 has a light rectangle that protrudes past the property line along Hyman...what is it? 4./Page 4 has the ingress/egress easement for unit A outlined but does not show the walkway as a general or limited element of unit B. 5. I try not to review covenants, but since there is an affordable component, I scanned the declarations and have a couple questions. Section 8.3.3 refers to the APCA deed restriction, correct? J Thanks for including section 8.5.3 (Ordinance No 16, Series of 2006 reference) J j - Parking. The SIA notes that three parking stalls are to be provided for the affordable housing component, four \) for the free-market and nine for the commercial space and guest parking of the entire project. A total of sixteen. I saw two designated parking stalls (at grade ) for the two affordable housing units and two other at grade stalls forthe free-market units. Ten underground spaces are also provided and I am assuming that unit A (the commercial phase) will provide two more stalls. I did not see how the underground stalls are being divvied according to the SIA? I'd like to talk to you about this.
