RE: .'alpine Hardware - Condition Use Hearing
The Trueman Neighborhood Commercial Project is a Specially
Planned Area. The approval of the Master Plan included the
determination of permitted and conditional uses. For this
particular structure, those uses are the same as those allowed
in the SCI and NC zones. Among the conditional uses allowed
in the NC zone, I find both appliance and hardware stores.
Therefore, I find that it is proper for the Planning and
zoning Commission to consider this requested conditional use.

Ron, the attached letter requests conditional use hearing and approval of
Mr. Vance Grenko's plans to relocate Alpine Hardware and the Pitkin Appli-
ance Company into space located in the Trueman Neighborhood Commercial
Project. Checking the milar plat which the City Engineer maintains in his
office, I find that the uses which were to be allowed in the SPA plan
under which the Trueman project was approved are intended to be the same
as those allowed in the SCI and NC zones. Among the conditional uses
listed in the Aspen Municipal Code for the NC zone, I find both appliance
and hardware stores.
This item is tentatively scheduled for the August 15th City Planning and
Zoning Commission meeting. Could I please have your comments by August 9th?

NOTICE IS HEREBY GIVEN that a public hearing will be held before
the Aspen Planning and Zoning Commission on September 5, 1978 at a meeting
beginning at 5:00 p.m. in the City Council Chambers, Aspen City Hall to
consider a request for conditional use for the relocation of Pitkin
Appliance and Alpine Hardware to the Trueman Commercial Project located
on N. Mill Street in Neighborhood /Commercial Zone. Additional information
may be obtained by contacting the Aspen / Pitkin County Planning Office in
City Hall, Aspen, Colorado (925 -2020) during normal business hours.

RE: Alpine Hardware and Pitkin Appliance - Conditional Use Hearing
DATE: August 10, 1978
The attached letter requests conditional use hearing and approval of
Mr. Vance Grenko's plans to relocate Alpine Hardware and the Pitkin Appli-
ance Co, into space located in the Trueman Commercial Project. This is
a public hearing to review this request.
Checking the mylar plat which the City Engineer maintains in his office, I
find that the uses which are to be allowed in the SPA plan of which the
Trueman Project was approved are intended to be the same as those allowed
in the SCI and NC zones. Among the conditional uses listed in the Aspen
Municipal Code for the NC zone, I find both appliance stores and hardware
stores listed. The intent of the NC zone is described as follows:
"to allow convenience establishments as part of a neighborhood, designed
and planned to be compatible with the surrounding neighborhood and to
reduce traffic generation, circulation and parking problems."
As appliance and hardware stores are a listed conditional use in the NC
zone, the decision this Commission needs to make today is that the proposed
relocation is within the intent of the NC zone.
In thinking this application through, I find that I have no problem with
the proposed hardware store going into the NC zone. This seems entirely
appropriate. The appliance store, on the other hand, is not clearly within
the intent of the NC zone. There is little doubt that relocating both of
these two uses from the North of Nell Building would reduce traffic gener-
ation in the central core. There will of course still be one hardware store
in the central core available to serve mid -town needs. I fully agree that
a hardware store is needed in the Trueman Center and generally feel that
the aggregrate of these two stores being relocated into the Trueman Center
would be a positive improvement within the intents of all of the zone dis-
tricts involved.
The Planning Office recommends approval of this conditional use request
without condition.
