BACKGROUND: Pursuant to Section 8 -104 A. 1.(d), the Planning Director shall exempt the expansion of a an existing office use in a building which does not increase its net leasable square footage. FINDINGS: The applicant proposes to construct a 35 square foot snow roof above the south entrance of the building, half of which is under the existing eave. Although the snow roof does add floor area it does not add net leasable square footage. A search of past approvals for this building did not reveal any conditions that would prevent the addition of this minor structural element. However, review of the plans does not indicate the total floor area of the building, therefore it is unclear whether enough floor area on the site exists to allow the additional floor area with the snow roof. The Zoning Officer, prior to the issuance of a building permit shall calculate the available floor area of this parcel for the addition of the snow roof. RECOMMENDATION: Staff recommends GMQS exemption for the addition of a 35 square foot snow roof with the following condition: 1. Prior to the issuance of a building permit, the Zoning Officer shall calculate the available floor area of this parcel for the addition of the snow roof.
