Health Housing Open Space Other: FILE STATUS AND LOCATION: MEMORANDUM TO: Bill Dreading, Zoning Officer FROM: Dave Michaelson, Planning RE: Le Gourmet Market GMQS Exemption (North Mill Station) 300 Puppy Street #211A DATE: December 4, 1995 SUMMARY: The applicant, Le Gourmet, represented by Dan Martineau, seeks to increase the restaurant's storage square footage by approximately sixty (60) square feet. There is no increase in FAR because the storage area is being constructed in a mezzanine above a walk -in freezer. ZONING: NC - SPA STAFF COMMENTS: Pursuant to Section 24 -8 -104 A.1.(a) (and Ordinance 1) the Planning Director may exempt the expansion of commercial or office space if the project does not expand commercial or office floor area or create additional dwelling, hotel or lodge units or involve a change of use. No new net leasable is added. The applicant wishes to construct additional storage space above a walk in freezer. The entire net- leasable space is approximately 750 square feet, and will not change with the additional storage space of approximately square feet. The additional storage space would be approximately 60 square feet. RECOMMENDATION: Staff recommends approval of the GMQS Exemption for the additional storage space with the following conditions: 1. Prior to issuance of a Certificate of Occupancy, an inspection of the expansion and converted non - net leasable storage space shall be conducted to confirm no new leasable space has been added to the building. 2. All representations of the applicant as depicted on the plans submitted with the application are considered conditions of approval. 3. Prior to the issuance any building permits, plans shall be reviewed for zoning compliance. I hereby approve the GMQS Exemption for the enlargement of commercial use which does not increase its net leasable square footage pursuant to Section 8 -104 A.1. of Chapter 24 of • - unicipal Code.
