The saltonstall Stream Margin review is unneccessary because the
house is place back away from the High Water mark by more than
100 feet. Therefore the application is not required pursuant to
Section 24 -6.3 of the Municipal Code.

by Larry McKinzie, on behalf of his client, Lee Saltonstall
requesting Stream Margin Review for a proposed single family
residence on Lot 1 of the Red Butte Subdivision.
Please review this material and return your comments to this
office no later than March 25, 1987 in order for this office to
have adequate time to prepare for its presentation before P &Z.

Planning Commission:
This application for Stream Margin Review is being made for Lot 1
Block 2 of the Red Butte Subdivision. The lot is accessed by Red
Butte Drive and is adjacent to the Roaring Fork River.
Enclosed is a site plan showing the property boundaries, contours,
proposed single family residence, trees and the flood plain line.
In response to the review criteria as stated in the Aspen Zoning Code
Sec. 24- 6 -3 -3.
1. No construction will occur within a special flood hazard area.
2. There are no trails designated by an approved trail plan within
the site boundaries to be dedicated to public use.
3. The site is not included in the Roaring Fork Greenway Plan.
4. If possible, certain small trees and vegetation will be removed
from the dense growth along the river to allow for a better view
of the river from the proposed residence.
5. The proposed residence shall be constructed away from the river
as shown on the site plan. There should be no pollution or
interference with the course of the river.
6. The water course of the river shall not be altered or relocated.
8. No development will occur within the 100 year flood plain.
