The buildings are approximately fourteen inches apart. The connection will add approximately 18 . 6 square feet of floor area to the two buildings. Because this is an expansion of an existing use that does not increase the net leasable area of the building, review of the corridor is a GMQS Exemption by the Planning Director. ZONING: Commercial Core (CC) APPLICANT: Bob Wade LOCATION: South 34 feet of Lots A & B, Block 89 Mill and North 66 feet of Lot A, Block 89 , City and Townsite of Aspen STAFF COMMENTS: The additional square footage that is being added to both the Ute Mountaineer and the Lindner buildings represents an increase in floor area of approximately 18 . 6 square feet. The allowable floor area for the two parcels is 1 . 5 : 1 . Both buildings are small one and two story buildings in the downtown core and below the maximum allowable floor area. Section 24-8-104 A. 1.d. , expansion of commerical or office uses, enables the Planning Director to exempt the expansion of a building that is not considered net leasable area. Stairways and circulation corridors are not defined as net leasable space therefore the expansion is not adding net leasable area and employee housing and parking mitigation is not required. RECOMMENDATION: Staff recommends approval of the 18 . 6 square foot corridor addition for the Ute Mountaineer and the Lindner buildings as represented in the submitted application. Our project involves joining the Ute Mountaineer building with the Lindner building immediately to the north with a corridor. The buildings are separated by roughly fourteen inches (14"). The opening on the Ute Mountaineer side will be twelve feet eight inches (12' 8"), and the opening on the Lindner side will be eight feet (8'). Eighteen point six (18.6) square feet of corridor space will be added between the two buildings as shown in the accompanying drawings. Because the project does not create any increase in net leasable square feet, and its impacts are minimal per section 24-8-104 (A) (1) (d), "Expansion of commercial or office uses" of the Municipal code of the City of Aspen, Colorado. Additionally, Amy Amidon has visited the site and does not feel that the project would have any negative impacts as it relates to HPC.
