RE: Construction Methcds for Stream Margin Review approved
for Richard and Julia Lindner at 898 E. Hopkins St. , on
February 2 , 1988 , by the Pitkin County Planning and
Zoning Commission
Construction methods for the exterior ground level patio area
located on the North side of the existing building above the
Roaring Fork River bank shall be as follows :
Any concrete shall be poured within the confines of wood frame
forms with ready-mix concrete to be delivered to these forms by chute
from concrete truck located adjacent to the building. Any surplus
or excess concrete shall be removed and disposed of away from the
construction site. At no time shall any debris of construction be
allowed off the site of 898 E. Hopkins and at no time shall any
debris be allowed on the bank down to the Roaring Fork River.
Any excavation of dirt from the North side of the building
4:: site, in the area where a concrete patio is to be constructed,
shall be done with care to assure that the dirt which is removed
shall either be disposed of away from the construction site or
reused in raised flowerbeds along the East & West sides of the
property. Absolutely no excavated dirt will be pushed down the
bank and will in no way impact the ecology of the river environment.
Furthermore, no trees along and/or above the Roaring Fork River
bank will be removed or touched.

RE: Stream Margin Review Application for Proposed Remodel/Addition
of Lindner House, 898 East Hopkins Avenue, Aspen, Colorado
Dear Steve:
This letter shall serve as a formal application to the City
of Aspen/Pitkin County Planning and Zoning Department for a stream
margin review for a proposed remodel/addition of the existing
house located at 898 East Hopkins Avenue. The legal description
of the above mentioned property being the West 45 feet of West
End Street, adjacent to Lots S, Block 27 , East Aspen Townsite,
City of Aspen, Pitkin County, Colorado.
It is our intention to remodel and improve the above specified
property as follows :
1) To add an upper floor above the existing footprint of the
street level portion of the house and put on a new roof.
2) To add a 500 square foot garage in front of the existing
house with driveway access from Hopkins Avenue.
3) To add a non-heated, passive solar entry to the house
along the Southeast side of the garage.
4) To landscape and replace old fencing; add trees and raised
flower beds on the front sides of the house; add flower beds
and trees and exposed aggregate concrete walkways on sides
of house; add exposed aggregate concrete patio with trees ,
flower beds and hot tub-,on rear side of house.
5) Add decking to first and second levels on back side of
house within Pitkin County Building Code requirements.
In no way do we intend to remove any existing trees or otherwise
impact the environment along the back side of the property which
borders the bank that goes down to the Roaring Fork River.
It is the hope of the applicants that the Planning and Zoning
Commission will feel as we do in that these proposed improvements
will enhance and beautify this property and improve the area in
proximity to the Roaring Fork River.
