Regular Meeting Aspen Planning & Zoning October. 16 , 1973
to the Planning Office.
Gillis made a motion to amend the original motion to
read that the Commission would review the project under
Ordinance #19 , seconded by Johnson. All in favor, motion
carried.
tii R.O. Anderson Ms. Baer stated that this proposal was an addition of
Residence a garage and a studio, and would not increase the density.
Gillis made a motion to approve the proposal , seconded by
Johnson. All in favor, motion carried.
Ordinance #19 Architect Larry Yaw was present and explained that this
Review - was a proposal to add a second floor above the Tom Mix
‘,/Sanderson Flying School for retail purposes . Stated that Tom Mix
Building has agreed to buy two parking spaces and construct roof
drainage according to specifications of the City Engineer-
ing Department. Would be an additional 900 plus square
feet.

Yaw further pointed out that this addition would not in-
terfere with the view.
Ms. BAer submitted a diagram of the proposed addition, and
stated that the Historic Preservation Committee had re-
viewed the proposal and had approved it,
Johnson made a motion to approve the addition, seconded by
Gillis. All in favor, motion carried.
Ordinance #19 Ms. Baer stated that the Historic Preservation Committee
i Review - had approved the structure , but .would like to review the
' Woods Building color and the building material.
Ms . Baer briefly explained the diagram of the Commission
and explained that the City Council must grant approval
to the covered walk.
Gillis made a motion to approve the proposal on the con-
dition that the drainage be satisfactory for the covered
roof, seconded by Jenkins . Motion included that the
requirement for parking space purchase be determined. All
in favor, motion carried.
Ordinance 419 Ms . Baer explained that this was a review of two units
Review -- second phase of a new six unit condominium.
Caribou
Condominiums Johnson made a motion to recommend for approval on con-
dition that the applicant dedicate a ski easement along
the southerly boundary of the property, seconded by Jen-
kins . All in favor, motion carried.
Ute Avenue Ms. Baer- pointed out that this was a project on Ute Avenue
• Condominiums at the Aspen Alps Road, a request for new 14 unit con-
dominium. Further pointed out that the zoning in this
area was mixed residential .
Ms. Bar further pointed out that, the OrdJi nance #1 9 Re-
view Committee had recommended d denial of the project for
the fol I OW] ng reason - use appears to be i..ncontp�atL!ble
with the land use plan and mass of the proposed structure
too great .

Re: Sanderson Building Addition
Gentlemen:
I
The following letter responds in seriatim to the requirements of
Ordinance 19 as pertains to the above referenced project.
Project Description:

The proposed project is a second level addition to the existing single
story portion of the Sanderson building abutting the Hyman Street
property line of Lots M & N; Block 88. The addition comprises 940
square feet of space to be used for retail (clothing store) purposes.
This use is exempt from review under the Excepted Uses and Review
Criteria for the CENTRAL AREA.
The proposed addition has been reviewed and approved by the Aspen
Board of Zoning Adjustment.
Lot & Yard Requirements; Building Height
The addition conforms to the Lot and Yard requirements of the ex-
1 isting building as per the approval of the Board of Zoning Adjustment.
The total height of the building with the addition will be 19 feet above
sidewalk level. This is lower in height than the remaining three
level portion of the Sanderson building and does not create any ad-
,- -, ditional height to the overall building mass.
Off Street Parking
The present Sanderson Building has 5 parking spaces conforming to
city requirements. As per the determination of the City Planning
Office 2 additional spaces will be required to accomodate the building
addition. Birkwood Associates agree to purchase the additionally re-
quired parking spaces from the city.

attesting to the adequacy of fire protection.

A letter from the City Engineering Department has been sent to the
planning office attesting to conformance with engineering related
criteria.
Historic Preservation
A letter from the Historic Commission has been sent to the planning
office attesting to conformance with Historic related Criteria.

At its regular meeting on September 13, 1973 the Aspen His-
toric Preservation Committee reviewed the proposed additions
to the Hoods Building and the Sanderson Building, both of
which are in an area recommended by the Historic Preservation
Committee for evaluation for possible designation as an H,
Historic Overlay District, and found as follows :
Sanderson Building - The plans are compatible
