RESOLUTION OF THE PLANNING AND
ZONING COMMISSION OF THE CITY OF ASPEN
Resolution No. 79-
Re: Zoning of Lot 13, Pitkin Mesa Subdivision
WHEREAS, the Aspen Planning and Zoning Commission considered the proposed
zoning of Lot 13, Pitkin Mesa Subdivision at a public hearing held on June 19,
1979, and
WHEREAS, Lot 13, Pitkin Mesa Subdivision, is proposed for annexation to the
City of Aspen, surrounding lots of the Subdivision having been annexed to the City
some several years ago, and
WHEREAS, the Commission heard testimony from the Planning Office that R-15
zoning was appropriate given the surrounding zoning of the Pitkin Mesa area and
given that the lot was fully developed with a duplex and therefore would not
result in any potential density increase.
NOW, THEREFORE, BE IT RESOLVED by the Planning and Zoning Commission of
the City of Aspen that it does hereby recommend to the Aspen City Council that
Lot 13, Pitkin Mesa Subdivision, be zoned R-15.-
Adopted this 2nd day of July, 1979.

MEMORANDUM
TO: Aspen Planning and Zoning Commission
FROM: Karen Smith, Planning Office
RE: Lot 13, Pitkin Mesa Subdivision - Zoning to R-15
DATE: June 15, 1979
There will be a public hearing scheduled for Tuesday, June 19, 1979, which
is being held for the purpose of considering zoning for Lot 13 of the Pitkin
Mesa Subdivision off Cemetary Lane. As you may recall , Lot 13 was one of sixteen
lots in the Pitkin Mesa Subdivision. When these lots were annexed to the City
of Aspen, Lot 13 was excluded by desire of the owner. The new owner wishes now
to annex to the City of Aspen and procedures are in progress for accomplishing that
annexation. The surrounding zoning is R-15 requiring 15,000 square foot lots
and this lot will be a conforming one. -We recommend this as consistent with the
zoning throughout the balance of the subdivision and consistent with the general
overview of R-15 zoning in the Cemetary Lane area. The lot is, I believe,
developed to full density.
