No meeting of the HPC shall be called to order without a quorum consisting of at least four (4) members being present. All actions shall require the concurring vote of a simple majority, but in no event less than three (3) concurring votes of the members of the commission then present and voting. Galena Street Aspen, CO 81611 Dear Amy, I recently purchased a house at701 North 3rd Street which is a Designated Landmark and located in the R-6 Zone District. The lot is approximately 5,000 square feet with an allowable FAR of approximately 2,950 square feet. I purchased the property with the intent of making it my full-time residence now that my children are grown up and I don't need as large a home. I find the present house to be very well-suited to my lifestyle except for the absence of a real master bedroom and a library/office. I am requesting an additional 852 square feet of structure. This is not asking for any bonus floor area or exempt below-grade space. I would be placing the addition on the existing footprint above the non-historic addition, and as far away from the historic section of the house as possible. I respect the difficulty of balancing the historic house and the new addition,and I appreciate your assistance. Board feedback was given to draft the following language: An applicant must submit all new information that is to be presented to HPC in response to the staff memo or as further illustration of the project, no later than 12 p.m. on the day before the hearing, so that it may be distributed to the board members. This includes drawings and written material of any kind. No substantive changes may be proposed after the staff memo is issued. Substantive changes will be reviewed at a later date due to the requirement that HPC receive a staff recommendation prior to making findings. HPC may adopt this policy, and discuss other meeting procedure improvements as needed. Staff will prepare a resolution to formalize the decision.
