TO ALL PROPERTY OWNERS AFFECTED BY THE REQUESTED ZONING OR USE V ARlANCE
DESCRIBED BELOW:
Pursuant to the Official Code of Aspen of June 25, 1962, as amended, a public hearing will be held in the
BASEMENT MEETING ROOM, City Hall, Aspen, Colorado, (or at such other place as the meeting may
be then adjourned) to consider an application filed with the said Board of Adjustment requesting authority
for variance from the provisions of the Zoning Ordinance, Chapter 26, Official Code of Aspen. All persons
affected by the proposed variance are invited to appear and state their views, protests or objections. If you
cannot appear personally at such meeting, you are urged to state your views by letter, particularly if you
have objection to such variance, as the Board of Adjustment will give serious consideration to the opinions
of surrounding property owners and others affected in deciding whether to grant or deny the request for
vanance.

The Tyrolean Lodge located on Main Street between 1 st and 2nd street on block #51 ,
Lots Rand S, would like to apply for a variance.
Currently, there is a flagstone wall that is 8 ' 5" inches feet out from the building that
has a 7 foot 1 inch deep pit behind it. The dimensions of the pit are 23' 10" long and 8'5"
wide. The current wall stands 3'1" above the sidewalk. This area has been used and
maintained by the Tyrolean Lodge for the past 32 years.
See attached diagrams for clarification.
It is becoming increasingly difficult for the small family lodges to compete with the
other larger hotels in Aspen. For us to continue to provide economy accommodations,
allowing Aspen to appeal to people in a variety of economic situations, we need to add a
hot tub as an amenity. There has been a tremendous amount of lost opportunity for
business because we don't have what guest have come to expect for a world class ski
town.
We are requesting permission to put a hot tub in the below ground space that sits
behind the wall,the most logical site on the property. The only thing we are requesting to
add to the outside of the building is a glass and iron extension to the top of the wall to keep
out dirt and noise from the street.

The Tyrolean Lodge located on Main Street between 1 st and 2nd street on block #51,
Lots Rand S, would like to apply for a variance.
Currently, there is a flagstone wall that is 8 ' 5" inches feet out from the building that
has a 7 foot 1 inch deep pit behind it. The dimensions of the pit are 23' 10" long and 8'5"
wide. The current wall stands 3'1" above the sidewalk. This area has been used and
maintained by the Tyrolean Lodge for the past 32 years.
See attached diagrams for clarification.
It is becoming increasingly difficult for the small family lodges to compete with the
other larger hotels in Aspen. For us to continue to provide economy accommodations,
allowing Aspen to appeal to people in a variety of economic situations, we need to add a
hot tub as an amenity. There has been a tremendous amount of lost opportunity for
business because we don't have what guest have come to expect for a world class ski
town.
We are requesting permission to put a hot tub in the below ground space that sits
behind the wall,the most logical site on the property. The only thing we are requesting to
add to the outside of the building is a glass and iron extension to the top of the wall to keep
out dirt and noise from the street.
