BEFORE THE CITY OF ASPEN BOARD OF ADJUSTMENT
TO ALL PROPERTY OWNERS AFFECTED BY THE REQUESTED ZONING OR USE
VARIANCE DESCRIBED BELOW:
Pursuant to the Official Code of Aspen of June 25, 1962, as
amended, a public hearing will be held in the Council Room, City
Hall, Aspen, Colorado, (or at such other place as the meeting may
be then adjourned) to consider an application filed with the said
Board of Adjustment requesting authority for variance from the
provisions of the zoning Ordinance, Chapter 24, Official Code of
Aspen. All persons affected by the proposed variance are invited
to appear and state their views, protests or objections. If you
cannot appear personally at such meeting, you are urged to state
your views by letter, particularly if you have objection to such
variance, as the Board of Adjustment will give serious
consideration to the opinions of surrounding property owners and
others affected in deciding whether to grant or deny the request
for variance.

The relocation of the Elk's Club to the 3rd floor necessitates the addition of an
elevator to the building to accommodate the, older members. The 3rd floor is
currently at elev. 129'-0". The' elevator equipment, plus the structure of the roof,
forces the top of the tower to 144'-2", which violates the height restriction.

The Elks Club is in the process of extensively remodeling
the Elks Building at 210 South Galena,
They are relocating their Club to the 3rd floor of the
building. This Victorian era building has extremely high
ceilings and so w~ are proposing to include an elevator,
so that the older members do not have to climb these
long flights of stairs. The ell3vator will also provide
handicapped access to the entire building. Please see
the attached drawings which explain why the tower
exceeds the height limit by 4'-2", Also please note that
the Elks Building currently is 47' tall, which exceeds the
height limit by 7 feet.

variance for elevator tower

On March 14, 1990, the Historic Preservation Committee granted
Final Deyelopment approval for the Webber Block (Elks Building).
The proposal included a west elevation storefront renovation,
window replacement, masonry cleaning and repointing and the
addition of an elevator/stair tower along the east eleyation,
near the center of the building.
The historic landmark is approximately 46' in height, exceeding
current height limits in the CC zone (40'). To access the third
floor of the building, the tower's minimum height is 42.5', as
presented by the applicant. All mechanicals will be incorporated
within the structure; none will be higher than cornice height.
The HPC and staff support the applicant's request to the Board of
Adjustment for the height variance for the tower, finding its
design compatible with the historic resource. All historic
encroachments have been approved by Council.
