Hallam Street Dear Board Members: Please accept this as an addendum to our application to vary the height provisions pertaining to our proposed nursery addition, the plans for which were rejected by the Building Department on May 20, 1986. . , In order to accommodate a recent addition to our family, we propose to construct a small nursery of approximately 130 square feet on top of the existing deck on the second story of the south facing side of our home located at 124 W. Hallam - the former Stroh house. In keeping with the Victorian style of the home, we have proposed an eight-sided room of approximately lO' x 13' in dimension yielding to a, more or less, conical roof > Bd. of Adjustment June lO, 1986 Page 2 on top of which we will place an ornamental finial. Sections 24-3.4 and 24-3.7(g) of the Aspen Municipal Code provide for 25' and 30' heights, respectively, measured from grade to the mean point between eave and ridge of a pitched roof and at the ridge of a pitched roof. The mean point between the eave and ridge of the roof on our proposed nursery would be 30' and the height of the ridge of the roof would be 33~' and, hence, we are seeking variances of 5' and 3~', respectively, from the height calcula- tions prescribed in Sections 24-3.4 and 24-3.7(g). As anyone who has been involved with their remodel can well attest, the remodeling of a Victorian home inherently involves practical difficulty. To say the least, convenient and practical utilization of space and sound configuration of stair- ways, hallways and rooms was not the strong suit of Victorian design. ' In any event, because of the proximity of an interior stairwell, and the difficulty otherwise in accessing the nursery, it has become necessary to tie the nursery to an existing dormer through which access to the nursery will be afforded. Due to the pitch and proximity of the adjoining roofs and angle of the ._;.. r I . Bd. of Adjustment June 10, 1986 Page 3 winter sun and other considerations discussed below, it is necessary for the ridge of the roof of the nursery to lie above the ridge of both the dormer and the main roof in order to conduce snowmelt and avoid ice damming in the valleys where the existing roofs intersect. We believe it is important to note that only a very small portion of the roof of the nursery, some 38~ square feet, will actually exceed the height limitations (see accompanying calculations) and this, we feel, will be proportionately minis- cule when compared to the plane of the main roof. viewed in the light of the much taller Victorians in the neighborhood (~, Dwight residence, Paepcke residence, Nicholson residence, Vicenzi residence, etc.) the effect, we urge, will be negligible. We have done extensive research into authentic victor- ian design and have determined that the elongated design of our proposal, in addition to alleviating snowmelt and ice damming problems, is critical to maintain the Victorian integrity of the house. . '.' I . Bd. of Adjustment June 10, 1986 Page 4 Moreover, church spires, bell towers and like architec- tural features are specifically exempted from the height limita- tions of the Code. See Section 24-3.7(g). In a very real sense, what we are proposing in terms of the elongated design of our nursery is essentially an architectural feature (since the extra height accommodates only dead air space) akin to those that are exempt. Again, it functions only to facilitate snowmelt and to preserve Victorian design integrity.
