RE: BOARD OF .AD..JUSTt1ENTS APPLICATION
ITEt1: DESCRIPTION OF PROPOSED EXCEPTION
REASON FOR REQUEST
AT THE DECEMBER 17, 19B5 CITY COUNCIL HEARING, THE ASPEN CLUB
LODGE WAS GRANTED APPROVAL FOR THE TRANSFER OF THE EXISTING
ANCHORAGE RESTAURANT TO THE LOWER LEVEL OF THE BUILDING TO THE
MEZZANINE LEVEL OF THE LOBBV. THE ABANDON SQ. FOOT AGE OF THE
REST AURANT TO ACCOMMODATE THE NEW RESTAURANT WAS COLLECTIVELV
AGREED BV THE COUNCIL, PLANNING AND ENGINEERING DEPARTMENTS TO
BEST BE USED AS A NEW UNDERGROUND PARKING FACILITY. IN ORDER TO
ACCOMMODATE THIS FACILITY IT WAS NOTED THAT A VARIANCE FOR OPEN
SPACE ENCROACHMENT WOULD BE NEEDED. IT WAS MADE A CONTINGENCV OF
THE APPROVAL THAT PRIOR TO GRANTING A BUILDING PERMIT FOR THE NEW
RESTAURANT, THAT- THE APPLICANT MUST SUBMIT A APPLICATION TO THE
BOARD OF ADJUSTMENTS FOR THE VARIANCE OF OPEN SPACE FOR THE RAMP
STRUCTURE.
VA~IA"CE
THIS REQUES,T IS FOR A VARIANCE TO REDUCE OPEN SPACE ON THE ASPEN
CLUB LODGE SITE (FORMALL V THE WOODSTONE) BV 153 SQ. FT. RAMP USE.
THE PROPOSAL IS FOR A PARKING RAMP OF APPROXIMATELV 153 SQ. FT.
IN THE EXISTING POOL AREA, AND A 120 SQ. FT. GARAGE ROOF ALLOW
ACCESS TO NEW UNDERGROUND EMPLOVEE PARKING FACILITY IN THE
EXISTING ANCHORAGE REST AURNT SPACE. THIS WOULD REPLACE AN
EXISTING 120 SQ. FT STAIR STRUCTURE AND POOL DECK AREA.
JUSTIFICATION
_ IT HAS BEEN COLLECTIVELV AGREED BV THE PLANNING DEPARTMENT,
CITV ENGINEERING DEPARTMENT AND THE C!TV COUNCIL THAT USE OF
THE ABANDONED SPACE IN THE PREVIOUS ANCHORAGE RESTAURANT IN THE
ASPEN CLUB LODGE WOULD BE BEST UTILIZED AS A PARKING FACILITY FOR
SIX NEW SPACES. IN ORDER TO FACILITATE THE USE OF THIS NEW
UNDERGROUND PARKING STRUCTURE A RAMP OF APPROXIMATELV 153 SQ FT.
IS REQUIRED, ACCESS TO THE NEW PARKING FACILITY VIA THE EXISTING
PARKING FACILITY IS, PRACTlCALLV SPEAKING, NOT FEASIBLE.
THE APPLICANT REALIZED THAT THE EXISTING OPEN SPACE AROUND THE
BUILDING IS NOT UP TO CURRENT CITY REQUIREMENT OF 25~. THE RAMP
DOES NOT DIMINISH THE EXISTING PLANTERS OR LANSCAPING BUT DOES
REMOVE APPROXIMATELV 153 SQ FT. OF POOL DECK.

Re: Case No. 86-2
Richard T. Butera
Gentlemen:
I am in receipt of the form notice advising of the above request for
variance to be considered at a meeting held February 27, 1986.
As I read the request for variance if it is granted the property in
question will have less than twenty-five percent (25%) open space
presently required for the zoning category covering the property
in question.
As a unit owner in Aspen Square I am opposed to any variance that
will result in less open space than required by the zoning category
covering the property in question.
