To Whom It May Concern:
The Christophel's have informed me that they wi 11 be requesting a variance
on their property located at 506 West Hallam, Apparently this request
is for the construction of a carport to the rear of thei l' hOllY2, They have
asked me to give my feeling in regards to their carport addition.
My personal observation is that such a carport would be very helpfull in
eliminating on street parking problems which plague the West End area of
Aspen. The parking area to the rear of the Christophel's house I am sure
becomes useless in the winter months and it seems reasonable for them to
request the carport to protect their autos from the weather.
As well as making things safer the design shown to me wi 11 not effect our
views of Aspen Ml. in any way and as this is very important to us, being
directly behind the Christophel'S, we are very pleased wi th the design.
Lastly, I remember before the house was constructed there was an old shed
located at the rear of their lots which I am sure infringed on the present
set back restrictions. I believe this could have been left in place giving
them a car. storage area but inturn negatively effecting our property as
well as others and too the aesthetics of our block. Instead it was removed
which we were pleased about.
We have no reservations about the Christophel's constructing a carport roof
at the back of their home and feel, considering the circumstances, such a
carport would be an improvement over what now is the parking situation.

BEFORE THE CITY OF ASPEN BOARD OF ADJUSTMENT
TO ALL PROPERTY OWNERS AFFECTED BY THE REQUESTED ZONING OR USE VARIANCE
DESCRIBED BELOW:
Pursuant to the Official Code of Aspen of June 25, 1962, as amended, a
public hearing will be held in the Council Room, City Hall, Aspen, Colorado,
(or at such other place as the meeting may be then adjourned) to consider
an application filed with the said Board of Adjustment requesting authority
for variance from the provisions of the Zoning Ordinance, Chapter 24,
Official Code of Aspen. All persons affected by the proposed variance
are invited to appear and state their views, protests or Objections.
If you cannot appear personally at such meeting, then you are urged to
state your views by letter, particularly if you have objection to such
variance, as the Board of Adjustment will give serious consideration to
the opinions of surrounding property owners and others affected in deciding

DESCRIPTION OF PROPOSED EXCEPTION SHOWING JUSTIFICATION
We propose to construct a roof, and roof only, over the North facing
portion of our house to serve as protection for vehicles frOQ snow fall.
The reasons are several: first, we spend a substantial amount of time
through the winter months in warmer climates. As such, we must leave
our vehicles unattended for long periods of time. They remain parked
on the street rather than off street, which I will explain below, cre-
ating a hazard for snow removal efforts and a nuisance to the general
driving public.
vJhile we are residing in Aspen the snow accumulation at the road sides
during the winter causes a situation whereby parked vehicles often pro-
nude into driving lanes not leaving adequate lane spacing for traffic.
Both these problems will be inherited by future owners, should there be
any, if this request was to be denied.
The North or rear of house which could be used for parking if covered,
now becomes so snow packed and blocked, because of no sun exposure, it
is impcssible to park vehicles safely in this area without the risk of
damage. As we did not build the house, and moved in during the Sum:Ier
months, we were unaware of this problem at the time of purchase. Other
homes we had owned in Aspen had always had garages attached to them.
In addition to all the above, the lots on which our home is now con-
structed were given conditional approval for construction. That being,
the large Blue Spruce tree located on the lots remain in place. Al-
though we were not part of this process we are in agreement that such
action was a proper directive and preserved one of the most outstanding
trees in the West End area. However, this m2asure forced any home con-
structed to be subject to front lot setback requirements far in excess
of standa2d requirements inturn causing any structure to be offset to
the North or rear of said lots preventing adequate covered parking with-
in standard Tear setback requirem2nts.
As you can see from the inf02mation supplied numerous other properties
in the area, many of wuich set directly on the rear property line, in-
fringe on the rear property setback limits at the very least. In many
cases these infringements to the rear setbacks are for the purpose of
vehicle storage. Further, the property located at 319 North Fourth St.
and the O'Nners thereof, have recently finished construction on a new
garage wuich does not conform to setback requirements.

As the proposed roof is well below existing house roof height, it has
no negative impact on view planes of surrounding properties. Further,
as this request is for a variance of seven feet, five inches it will
leave a rear setback to roofs edge of seven feet, five inches while
p:t'Operties to the North, East, and West have little to no setback at
all. It has been our experience after close observation that this
setback would be more than adequate for alley snow removal and other
municipality functions.
In conclusion, we feel this proposal is a most reasonable request, is
a positive step to correcting an existing hazard and ~ssible public
danger, all without negatively effecting any surroundmg properties or
city functions.
