BEFORE THE CITY OF ASPEN BOARD OF ADJUSTMENT
TO ALL PROPERTY OWNERS AFFECTED BY THE REQUESTED ZONING OR USE VARIANCE
DESCRIBED BELOW:
Pursuant to the Official Code of Aspen of June 25, 1962, as amended, a
public hearing will be held in the Council Room, City Hall, Aspen, Colo-
rado, (or at such other place as the meeting may be then adjourned) to
consider an application filed with the said Board of Adjustment requesting
authority for variance from the provisions of the Zoning Ordinance, Chapter
24, Official Code of Aspen. All persons affected by the proposed variance
are invited to appear and state their views, protests or objections. If
you cannot appear personally at such meeting, then you are urged to state..
yo~views by letter, particularly if you have objection to such variance,
as the Board of Adjustment will give serious consideration to the opinions
of surrounding property owners and others affected in deciding whether to

RE: Setback Variance Requested by Dusty Hamrick
Dear Hembers of the Board of Adjustment:
Hy wife and myself are the owners of Lot 11, Riverside
Subdivision, and reside on our property. The neighborhood
is quite unique with only a few exceptions. All of the
properties are owner occupied and all of the occupants are
Aspen residents. The lots when laid out by Benedict Land
and Cattle Company did not require any approval by any
land use authority. The property at the time the lots were
platted was in the County prior to the time that the County
had any subdivision regulation. As a consequence thereof,
the lots are generally small by today's standards, but which
creates significant difficulties in terms of remodeling the
existing structures. Most of the structures in the subdivision,
if not all of them, were built in the late to mid 50's and
early 60's. This creates quite perplexing problems when a
lot owner desix'es to do some remodeling on his property' to
accodomate his particular needs. I do not believe the proposed
variance would have any adverse effect upon either the compre-
hensive plan or the neighborhood. None of the houses in the
neighborhood have as their principal orientation Riverside Drive.
Therefore, views would not be effected. Since Riverside Drive
is in effect a dead end street, the existence of the garage,
even in close proximity to Riverside Drive would not effect
traffic flow in the area.
As a consequence of the foregoing based upon our desire to
accodomate our neighbor, we would strongly urge the Board of
Adjustment to grant the variance solicited.

at 1335 Riverside Drive, lot No. 22, Block 1, a neighbor of
~ssHamrick residing at 1315 Riverside Drive lot No. 21 Block 1
who is applying for a variance to add an att~ched garage to
above mentioned property, am in favor of the requested variance
It the pfPosed location. Any other would not be suitable.
I would like to add that Miss Hamridt has made many improvements
inside and outside since she purchased this property. No longer
is it a shabby rental overloaded with ~ants, but rather a lovely
residence the neighborhood is proud of. This I feel should be
taken into consideraion in granting the requested i'variance.
