Pursuant to the Official Code of Aspen of June 25, 1962, as amended, a
public hearing will be held in the Council Room, City Hall, Aspen, Colo-
rado, (or at such other place as the meeting may be then adjourned) to
consider an application filed with the said Board of Adjustment requesting
authority for variance fi!:"om the provisions of the Zoning Ordinance, Chapter
24, Official Code of Aspen. All persons affected by the proposed v~riance
are invited to appear and state their views, protests or objections. If
you cannot appear personally at such meeting, then you are urged to state,
yo~views by letter, particularly if you have objection to such variance,
as the Board of Adjustment will give serious consideration to the opinions
of surrounding property owners and others affected in deciding whether to
grant or deny the request for variance.

.DESCRIPTION OF PROPOSED EXCEPTION
SHOWING JUSTIFICATION
FOR
SWITCH STATION
The City of Aspen Electric Department is requesting a
permanent variance to the side setback requirements for
a proposed switch station and operations facility on
Lot 1, Block 4, Lakeview Addition, as shown on the
attached drawing, Special circumstances which apply
to Lot 1 and not to other properties in the Lakeview
Addition result from the irregular lot boundaries and
the nonconforming lot status. Neither of these condi-
tions is a result of the owner's or applicant's actions.
The Lakeview Addition was platted outside the city in
1892 and Lot 1 contains approximately 4700 sq. ft. The
lot was a nonconforming lot of record at the time of
annexation to the city on December 5, 1967, Lot frontage
was 29f feet prior to the dedication this year of the
new Puppy Smith Street; present frontage is 49 f feet
due to the irregular right of way. The lot width at the
front setback line is only 45 feet, and because the lot
tapers at both front and back, less than 50 percent of
the lot is 45 feet wide. The other two nonconforming
lots (ownerships) of record in the Lakeview Addition
each contain a minimum of 6000 sq. ft. and are rectan-
gular in configuration, thus providing a reasonable
building setback envelope,
The. granting of the variance will not be detrimental to
the neighborhood or adversely affect the general purpose
of the comprehensive general plan in that the proposed
facility will be wholly within the setback envelope for
dwelling structures. None of the present dwellings fron-
ting Puppy Smith Street meet the front setback require-
ment of 25 feet and several do not meet the side setback
requirement of 5 feet. Additionally, the architecture of
the facility will reflect a residential rather than an
institutional design.
Based on the above facts the applicant feels the variance
is justifiable pursuant to Section 2-22(d) of the Muni-
cipal Code.
