The old garage was substandard and it was thought that the better plan would be a two-bedroom unit with no garage, rather than a one-bedroom unit with a garage which would probably not be used. Removing the garage also allowed us to vastly improve the appearance of the front elevation of the unit which we believe compliments the neighborhood. As can be seen on the attached site plan, there are physical obstructions which severely limit, if not prohibit the placing of 2 off-street parking spaces in the rear yeard. They are a city power pole, a huge lilac bush and a cluster of large willow trees. The lilac and willows are a feature of the property (see attached site plan). The rear yard is approximately 40 feet deep and, as can be seen, the parking requirement would literally consume half of this lovely south facing yard. The garage, which apparently counted as off-street parking, had not been used as such for many years if ever, as the reason for building the garage in the first place, according to the former owners, was only to conform to the existing building code at the time by joining the two units. In conclusion, it is observed, that in this quiet residential area, there is very little on-street parking (see photos) at any time. The immediate neighborhood is 90% developed and there appears to be no conjestion whatsoever.
