A Variance is requested to permit the addition to the existing residence
of a 2nd floor study and covered walk extension which will protrude
5 feet 4 inches into the side yard setback area of 6 feet 8 inches. The
proposed addition is the only practical way to cut-down the noise heard
in the master bedroom from the increasing amount of traffic over Meadows
Road adjacent to the residence. To permit the side yard variance will
permit the preservation of existing open space in the backyard. Further,
the encroachment into the side yard setback area does not adversely
affect any adjacent land owner for the nearest point along easterly edge
of the existing street (Meadows Road) to the addition is approximately
53 feet away. Please see attached survey illustrating the requested
Variance.

TO ALL PROPERTY OWNERS AFFECTED BY THE REQUESTED ZONING OR USE VARIANCE
DESCRIBED BELOW:
Pursuant to the Official Code of Aspen of June 25, 1962, as amended, a
public hearing will be held in the Council Room, City Hall, Aspen, Colo-
rado, (or at such other place as the meeting may be then adjourned) to
consider an application filed with the. said Board of Adjustment requesting
authority for variance f~om the provisions of the Zoning Ordinance, Chapter
24, Official. Code of Aspen. All persons affected by the proposed variance
are invited to appear and state their views, protests or objections. If
you cannot appear personally at such meeting, then you are urged to state.

Dear Sirs:
My next door neighbor, Charles B. Marqusee, who resides
at 520 N. 8th St. would like to add a study over his garage
facing 8th St,
I favor this addition wholeheartedly, since it will preserve
the beautiful garden area toward the alley which we share
with the Marqusee 's.
Mr. Marqusee has left a large area toward the alley as an
open space, even though he would have been allowed to build
in that direction without your permission. If he is forced to
add his study there, it would completely destroy any feeling
of open space we have left, as well as substantially blocking
my view.

Gentlemen:
I have seen the extent of encroachment on the proposed addition that
is to be made to the residence of Charles and Helga Marqusee, and find
no objection. _As represented on the Tri-Co survey of August 9, 1977 with
additional notes by T.L.Murarz dated August 16, 1977, the addition is
to be made to the upper level of the house, above the garage, and is
to extend approximately 6 feet toward the west property line.

TO WHOM IT MAY CONCERN:
My neighbors and friends, Charlie and Helga Marqusee
have asked that I respond to a Variance Request they wish
to make to this Board regarding a side yard variance. I
am presently building a duplex on the other side of the
alley in block 8, and intend to make my home in one of the
units.
I have reviewed the Marqusee's plans as proposed and
feel that there will be no detriment to the neighborhood
whatsoever if this variance is granted. In fact, I feel
it would be more harmful if they built in any other part
of their beautiful yard, which would not require special
consideration. I feel the replacement of 8th Street with
Meadows Road, giving them in effect a huge side yard is
justification enough for this variance.
