BEFORE THE CITY OF ASPEN BOARD OF ADJUSTMENT
TO ALL PROPERTY OWNERS AFFECTED BY THE REQUESTED ZONING OR USE VARIANCE
DESCRIBED BELOW:
Pursuant to the Official Code of Aspen of June 25, 1962, as amended, a
public hearing will be held in the Council Room, City Hall, Aspen, Colo-
rado, (or at such other place as the meeting may be then adjourned) to
consider an application filed with the said Board of Adjustment requesting
authority for variance f~om the provisions of the Zoning Ordinance, Chapter
24, Official Code of Aspen. All persons affected by the proposed vqriance
are invited to appear and state their views, protests or objections. If
you cannot appear personally at such meeting, then you are urged to state.
yo~views by letter, particularly if you have objection to such variance,
as the Board of Adjustment will give serious consideration to the opinions
of surrounding property owners and others affected in deciding whether to
grant or deny the request for variance.

BOARD OF ADJUSTMENTS

Dear Ladies and Gentlemen:
In regard to Case #77-26, having to do with the viewplane in front of our
offices and property located 520 E. Cooper, we very selfishly do not want
to see a second story built above Pinocchio's and North Beach Leather;
however, because I strongly feel that too often the property rights are taken
away from individuals by government agencies and citizens of communities, I
cannot in all honesty attempt to stop the Aspen Grove Associates completely
from building a second story on their building located at 523 E. Cooper.
When the Aspen Grove Associates first added on to their Aspen Grove Building,
I signed their petition for approval of construction. At that time, they told
me there was no immediate plan to add a second floor and if at some future time
they should desire to do so, they would again consult with us. They have not
consulted with us to date.
Might I suggest they build a second story to the rear of their property and
possibly half way up from the rear on both wings extending in a North-South
direction. I am quite certain that if they built a second floor along the
entire rear it would not substantially effect our viewplane~ If the North-
South wings are built so as not to impair our view and the view of those
walking by, I would not be opposed to their proposed addition.
