APPLICATION IS MADE FOR A VARIANCE TO PERMIT LOT 2 OF THE
PROPOSED GIGNOUX-LYNCH SUBIDVISION TO BE SHORT OF THE REQUIRED
25% OPEN SPACE BY APPROXIMATELY 500 SQUARE FEET. The open
space for the 12,863 square foot lot is 3,215 square feet.
Continuous open space open space that has been provided is
2,724 square feet.

DESCRIPTION OF PROPOSED EXCEPTION SHOWING JUSTIFICATIONS
A preliminary plat of a 2 Lot Subdivision (in S.C.I. zone)
has been filed with P and Z Commission. Computed open space in
Lot 2 of proposed subdivision is lacking by approximately 500 feet,
although open space requirements have been met for the entire
property. There are existing structures on Lot 2, one of which
is used as a garage with two vehicular entries. A strict inter-
pretation of the open space requirement does not permit open space
area to be calculated which is not contiguous. There is sufficient
area to meet the open space requirements for each of the lots,
if the open space area lying on both sides of the driveways is
recognized. The hardship is created by existing conditions.

DESCRIBED BELOH:
Pursuant to the Official Code of Aspen of June 25, 1962, as amended, a
public hearing will be held in the Council R00111, City Hall, Aspen, Colo-
rado, (or at such other place as the meeting may be then adjourned) to
consider an application filed with the said Board of Adjustment requesting
authority for variance from the provisions of the Zoning Ordinance, Chapter
24, Official Code of Aspen. All persons affected by the proposed v~riance
are invited to appear and state their views, protests or objections. If
you cannot appear personally at such meeting, then you are urged to state.
yo~views by letter, particularly if you have objection to such variance,
as the Board of Adjustment \vi11 give serious consideration to the opinions
of surrounding property owners and others affected in deciding whether to
