The Church seeks a variance to expand the sanctuary to the present limits
of the parsonage; i.e., 5 ft. from the rear lot line, and 5 ft. from the
side (7th St.) lot line. Phase I envisions removing one structural bay
of the existing church and adding a new, larger 50' X 50' bay (see sht #A).
Phase 2 envisions removing the parsonage and extending the 50' bay into an
"L" shape to increase the sanctuary and provide a ~-court "gymnatorium".
ThIs configuration has the desireable effect of creating more open space
at 7th and Francis. On the alley side, it is not out of line in that the
dwelling on ~djacent lots N & 0 has a 0 ft. setback.
In conclusion, placing the new building 5 ft. from the alley would allow
an adequate Phase I expansion; it would give important construction
economies of saving most of the existing building, and reusing the par-
sonage foundations; and, it would create more corner open space.

to an existing church.
The proposed addition would have a five (5) foot rear yard and
a five (5) foot street side side yard. The required rear yard is
15 fE,et. Sec. 24-3.4 Area and Bulk Requirements R-6 Zoning District.
The required side yard on a corner lot is 6.66 feet. Sec. 24-3.7

The above figures show 11: 00 service only. An 8:15 am service is also held
during winter and summer. When attendance exceeds 102 people, folding
chairs are set up In the front and In the aisles, resulting In uncomfortable
and unsafe conditions.
