Mr. Blitz is attenpting to purchase Lot 14, Block 2, fran Mr. Ibosevelt. A recent
survey reveals that Lot 14 is 14,982 square feet, 18 square feet short of the required
15,000 square feet necessaIy for a duplex lot in that location. Historically, this
lot has been treated as a duplex lot. All of the lots surrounding it are duplex lots.
A mistake in the initial survey requires a forced closure which is why this lot
rreasures less than the intended 15,000 square feet. 'Ihe city attorney and the
engineering depart:nent support the treat:nent of this lot as a duplex lot and have
re<XmlEIlded that a variance be sought from the board of adjust:nent for this purpose.

TO ALL PROJ'ERTY OHNERS AFFECTED BY THE REQUESTED ZONING OR USE VARIANCE
DESCRIBED BELOH:
Pursuant to the Official Code of Aspen of June 25, 1962, as amended, a
public hearing will be held in the Council Room, City Hall, Aspen, Colo-
rado, (or at such other place as the meeting may be then adjourned) to
consider an application filed with the said Board of Adjustment requesting
authority for variance fit"om the provisions of the Zoning Ordinance, Chapter
24, Official Code of Aspen. All persons affected by the proposed v~riance
are invited to appear and state their views, protests or objections. If
you cannot appear personally at such meeting, then you are urged to state.

as the Board of Adjustment will give serious consideration to the opinions
