TO ALL PROPERTY OWNERS AFFECTED BY THE REQUESTED ZONING OR USE VARIANCE
DESCRIBED BELOW:
Pursuant to the Official Code of Aspen.of June 25, 1962, as amended, a
public hearing will be held in the Council",Room, City Hall, Aspen, Colo-
rado, (or at such other place as the meeting may be then adjourned) to
consider an application filed with the said Board of Adjustment requesting
authority for variance f~om the provisions of the Zoning Ordinance, Chapter
24, Official Code of Aspen. All persons affected by the proposed variance
are invited to appear and state their views, protests or objections. If
you cannot appear personally at such meeting, then you are urged to state".
yo~views by letter, particularly if you have objection to such variance,
as the Board of Adjustment will give serious consideration to the opinions
of surrounding property owners and others affected in deciding whether to

R~: Taylor Addition
On behalf of Mrs. Walter J. Taylor, I am su~mitting application
to you requesting permission to add to an existing non-
conforming use. This use is a structure presently containing
one bedroom and bath on the same property as the Taylor house.
([)ee site plan and prelirninary dravvings.) The addition vvould
consist of one room to contain kitchen and living faci lities
enabling a full-tirne caretaker couple to live on the property.
In exchange for permission to bui Id this addition, Mrs. Taylor
has agreed to leave the two corner lots vacant and landscaped
as presently shown on the site plan. This would certainly be
irl keeping with the spirit of maintaining and preserving Victor-
ian houses and yards as recommended by the City Historic Preser-
vation Committee. Enclosed find a letter from Mrs. tialter J.
Taylor addressed to the Aspen Planning and Zoning Commission
stating her request and intentions. Also enclosed, please find
a copy of my letter to the Aspen Planning Department.
After submission to the Planning Department, I met with the
Planning and Zoning Commission who approved of this addition and
granted an exception to review under Ordinance 19.
I now submit this project to this Commission and ask that the
addition be allo~ved for the follo'vving reasons:

Dea r Donna:
Per our recent discussion regarding an addition to a building
on the Taylor Property, I am submitting two copies of an
improvement survey and two copies of a prel iminary drawing
sihowing the proposed addition. Also enclosed is a letter
from Mrs. Walter J. Taylor addressed to the City of Aspen
Planning and Zoning Commission.
The total Taylor Property consists of four lots, two of which
are on the corner and except for an old garage, are nicely
landscaped and vacant. The addition would be to upgrade an
existing non-conforming use, however, as stated in her letter
Mrs. Taylor agrees to leave the corner lots vacant forever
if allowed to do this addition.
The Taylors, incidentally, live in tv'lontana during the surnrner
and in Aspen during the winter. The addition of a I iving room
and bath would at low adequate space for a couple to I ive on
the property as caretakers. The Taylor house has been beauti-
fully restored and is carefully maintained. If you are not
famil iar with it, I suggest we take a few minutes together so
you can see it.
:J'Vith the Planning Departrnent's blessing, I will pursue the
addition with the Building Department and the Board of Adjustment.

Enclosed for your execution is a declaration and agree-/~~/1"
ment between Shirley Hopkins Taylor and the City of Aspen, I':~ .
which has been prepared pursuant to certain requirements by
the Board of Adjustment in granting a variance on ~~ne 6,
1974 permitting the addition to a nonconforming stfuc-ture.
The <City Attorney, Sandy Stuller, has reviewed the enclosed
agreement and has asked that I submit it to you for your
signature. Enclosed is a letter from Ms. Stuller on this
matter for your information. You will note that Ms. Stuller
asked me to make two minor nlodifications to t11e agreement
and I have done so. Thus, the declaration and agreement
should now be acceptable to the City of Aspen and only re-
quires your signature and attestation by the City Clerk.
Both of your signatures should be notarized when executed.
Once fully executed, please have Lorraine Graves notify me
so that I can make arrangements with Ms. Stuller to record
the instrument at an appropriate time.

I am the owner of the house across 1st on Hallam St.,
across4,the street from the home of Mr. and Mrs.
Walter J. Taylor.
We believe that Mrs. Taylor's proposal to add one
room for a kitchen and living facilities, will
enhance her property and will not harm the neighborhood.
Also, her offer to leave the two corner lots vacant and
landscaped, will do a lot to maintain and preserve the
area.
We are favorable to granting permission of this
addition by you.
