Description of proposed exception showing justifications:
Extension of present one story center section of Continental Inn Lobby on existing
deck oyer indoor pool. 'Second story addition above existing qnd proposed first story
lobby.1S also needed to enlarge the lobby area.
Justification is based on the fact that all rooms were constructed prior to the
zoning change in 1971 requiring floor area density allocations for public areas in
addition to density allocations for rental units.
This addition has been contemplated since the 1969 addition of rooms. Present lobby
was built to accommodate original 36 rooms and additional space is now needed for a
viable operat1PD and to m~et demands of guests.

Gentlemen:
It has come to my attention that the Continental Inn has
requested a variance to enlarge their lobby area. I had
planned on personally attending the meeting scheduled for
December 5, 1974, however, I will be out of town on business
and would like to voice my opinion on this issue as current
and future clientele are directly effected.
As many of you know their really is not one deluxe hotel in
Aspen that can service as many individuals as the Continental
Inn. The unique location of the Continental makes it an ideal
facility for 300 - 400 winter tourists a week. The Contin-
ental has adequate parking, restaurant, health club, pool
and all other essential facilities for this number of guests.
The hotel has grown from a small lodge over the years and
each new addition was in compliance with the existing zoning
codes at the time of these new additions. It is now essential
to the Continental that the lobby area be redifined and
enlarged to adequately service 300 - 400 people a week. This
would complete the facility and enhance the image of the
Continental as a full service hotel.
Aspen Ski Tours which I own and operate has booked almost
lOOO guests into the Continental Inn this winter season.
Most of these bookings are large Ski Clubs of at least lOO
individuals or more. These large ski groups must have an
area where they can get together in the hotel. The existing
lobby is totally inadequate.
As business men we should be concerned with the service that
we afford these groups and the image that they convey to
their friends, particularly if we are interested in promoting
Aspen as a year round resort.
Hans and June Cantrup have expended a great deal of time,
money and energy over the years attempting to make the
Continental Inn a deluxe resort hotel which the entire
community directly and indirectly benefit from. It should be
apparent that the new lobby is going to beautify the building
and tie the entire facility together.

Gentlemen,
I would like toexpress my support for the granting of a variance for
the extension of the Continentd Inn Lobby.
As a condominium manager, I am fully aware of the problems caused by
a surge of guests compressed into a small lobby area.
These problems are magnified at the Continental due to its size.
The granting of the variance would benefit the guests and the town of
Aspen without any negative impact.
