BEFORE THE CITY OF ASPEN BOARD OF ADJUSTMENT
TO ALL PROPERTY OWNERS AFFECTED BY THE REQUESTED ZONING OR USE
VARIANCE DESCRIBED BELOW:
Pursuant to the Official Code of Aspen of June 25, 1962, as amend-
ed, a public hearing will be held in the Council Room, City Hall,
Aspen, Colorado, (or at such other place as the meeting may be
then adjourned) to consider an application filed with the said
Board of Adjustment requesting authority for variance from the
provisions of the Zoning Resolution, Title XI, Official Code of
Aspen. All persons affected by the proposed variance are invited
to appear and state their views, protests or objections. If you
cannot appear personally at such meeting, then you are urged to
state your views by letter, particularly if you have objection to
such variance, as the Board of Adjustment will give serious con-
sideration to the opinions of surrounding property owners and
others affected in deciding whether to grant or deny the request
for variance.

Objectives of project and necessity to obtain variances:
The appeUmtdesires to remodel the existing Hotel Jerome and to
build additional units and commercial spaces. He will provide
parking but desires to enter into an agreement with the City to lease
.a portion of the total number of parking spaces which will be required
by the new construction. The appellant has agreed to historical
zoning for the existing hotel and seeks to exclude the existing rooms
and existing floor area from the lot area requirements anQ floor
area ratio requirements of the remaining lot area not covered by
the hotel.

The request is that all of the above be granted to the appellarlt subject
to the approval of the Aspen Planning and Zoning Commission and the
Aspen City Council.
The appellant feels the request to be valid and grantable for the
following reasons, "That special or extraordinary circumstances
apply to the subject property that do not apply similarly to other
properties in the same vicinity ille1 zone," (Section 2.22 (7)(d)(2),

(1) The preservation of the Hotel Jerome building as an irreplacable
historic structure; . . .. In order to accomplish the first objective

Enclosed is a copy of the telegram we received
last Friday from the FCC approving the relocation
of our transmitter and tower to Red Mountain.
We expect to complete construction and commence
broadcasting from Red Mountain as soon as the snow
melts, in late April, 1975. As I told you, we have
already purchased the new transmitter and most of
the equipment required by the relocation.

Re: Hotel Jerome request for
variances
We appreciate that the Jerome is having difficulty making the Hotel
a profitable operation, but they should not uee their designation
as an Historic structure to preserve the Jerome at "he expense of
others. It appears to us that the Jerome owners are overlooking the
other buildings in Aspen, which are of considerable historic interest
and lend much to the "Aspen atmosphere." We in the residential area
West of the Jerome have the same right to consideration. and the right
to the city's mountain views as does the Jerome.
We, the public, feel entitled to know what the Jerome really plans
to do with their property and with the variances they requested.
Their plans are not publicly known. Rumor now has it that they
intend to add only a few housing units, and as many as 15 more shops.
This sounds more like a shopping center! What are the~_oingT Ob-
viously a shopping center would contribute drsstically ~traffic
and congestion and haz~ard factor in the hotel area. They speak of
acquiring off premise parking from the City - this is not the solution.
It is only human nature to park as conveniently as possible, sO they would
naturally park in front of the neighboring residences, short-changing the
property owners.
On another matter - as adjacent property owners, we never received notice
of the ~iift~i meeting to hear the Jerome's requests for variances. It
seems someone went way back in the records to find the address we left five
years ago, thus the letter was not forwarded to us, although city tax bills
have no trouble resching us, and we received the notice of the rezoning
hearing last September.
