The existing building is non-conforming since it is on a lot that has 1,980 sq.ft. of lot area where a min. of 3,000 sq.ft. is required, and is short of the required 25% open space by 123 sq. ft.. The proposed addition will completely occupy the existing open space. A Non-Conforming use of land or of a building or any portion thereof shall not be extended. Sec. 24-7(b) Min.
