BEFORE THE CITY OF ASPEN BOARD OF ADJUSTMENT
TO ALL PROPERTY OWNERS AFFECTED BY THE REQUESTED ZONING OR USE
VARIANCE DESCRIBED BELOW:
Pursuant to the Official Code of Aspen of June 25, 1962, as amend-
ed, a public hearing will be held in the Council Room, City Hall,
Aspen, Colorado, (or at such other place as the meeting may be
then adjourned) to consider an application filed with the said
Board of Adjustment requesting authority for variance from the
provisions of the Zoning Resolution, Title XI, Official Code of
Aspen. All persons affected by the proposed variance are invited
to appear and state their views, protests or objections. If you
cannot appear personE11y at such meeting, then you are urged to
state your views by letter, particularly if you have objection to
such variance, as the Board of Adjustment will give serious con-
sideration to the opinions of surrounding property owners and
others affected in deciding whether to grant or deny the request
for variance.

to the Bank of Aspen. The Bank of Aspen is a non - conforming building

Dear John:
In order for the Bank of Aspen to better serve area residents,
it is necessary to expand.
When the bank property was originally purchased by William White
Sr. a new building was designed with the intent that the Mill
Square building, which was a part of this original purchase,
would serve as future expansion.
The new bank building was built 15.5 feet away from the Mill
Square building (Alpine Jewelers) creating an alley way between
the two buildings. A portion of this was closed to create addit-
ional space for the Aspen Agency leaving a court yard measuring
48 feet in length and 15.5 feet in width or 744 square feet. Of
this 744 square feet only 170.6 square feet is open to the sky
the rest is covered by overhang.
In order to achieve this expansion it is now necessary to close
this court yard to form a connecting link and circulation between
the two buildings devoted primarily to lobby space and additional
teller windows. Under the 25% open space requirement this is not
allowed and the building, as most other buildings in the CC and
C-l commercial zones, exists as a nonconforming use.
The Bank of Aspen therefore requests a variance to close this
court for the following reasons:
1. That the granting of the variance is essential to the
enjoyment of a substantial property right enjoyed by other prop-
erty in the same vicinity and zone, but denied the subject prop-
erty because of the special conditions or extra ordinary circum-
stances.

2. That the granting of the variance will not adversely
effect the general purpose of the comprehensive general plan.
Your favorable consideration will be appreciated since presently
the service facilities of the Bank of Aspen are crowded and we
are unable to provide adequate service to our customers. without
the expansion of our building for additional lobby and teller space
we feel that this would cause an undue hardship on the Bank of
Aspen to provide proper facilities.
