TO ALL PROPERTY OWNERS AFFECTED BY THE REQUESTED ZONING OR USE
VARIANCE DESCRIBED BELOW:
Pursuant to the Official Code of Aspen of June 25, 1962, as amend-
ed, a public hearing will be held in the Council Room, City Hall,
Aspen, Colorado, (or at such other place as the meeting may be
then adjourned) to consider an application filed with the said
Board of Adjustment :'equesting authority for variance from the
provisions of the Zoning Resolution, Title XI, Official Code of
Aspen. All persons affected by the proposed variance are invited

In designing for this difficult site and concurrently striving
for a sensitive solution regarding site and function the
following design considerations had to be made,
1. Density is reduced from the allowable 8 unlimits units
to 6. This enabled us to arrive at the "logical density"
given aesthetic and site conditions. Certain old cotton-
woods had to be preserved, thus the particular grouping
of buildings (see site plan).
2. As a corollary to the above, the most sensitive solu-
tion in siting the 3-D Building on the 15% slope was
to terrace the units in respect to site.
This approach superimposed on the height envelope created
an inefficient use of the height restriction in that
along most of the length of building we are below the
height limit except for two units which exceed the height
limit in varying degrees (see section drawing).
I, therefore, request of the Board of Adjustment to consider this
height variance as shown on section drawing.
Several attempts were made to depress the buildings further into
the natural grade, but that approach would create a serious
surface drainage problem amounting to creating area wells around
the buildings and increasing the cost beyond reasonable scope.
Therefore, it would be a hardship for us to try to work the best
possible solution and at the same time make the two buildings be
inside the envelope of height.
In addition I feel that terracing a group of buildings on a hilly
site is the least obtrusive and most compatible with such
topography.
