Application is made to remodel an existing non_residential building
into a one-family dwelling.
The existing building is a 75' x 100' lot that has an existing
dwelling located on the lot. A one or two-family dwelling must
be located on a lot that contains a minimum lot area of 6000
square feet. Sec. 11_1 (e)
The existing building has no side yard and no rear yard. The
required side yard is 5 feet and the required rear yard is 15 feet
for dwellings. Sec. 11-1 (e)
In order to meet the requirement that a one-family dwelling must
contain a minimum floor area of 600 square feet an addition is
proposed to be built on the side and rear of the existing building.
The proposed addition will have a rear yard of four (4) feet.
The required rear yard is fifteen (15) feet for dwellings.

TO ALL PROPERTY OWNERS AFFECTED BY THE REQUESTED ZONING OR USE
VARIANCE DESCRIBED BELOW:
Pursuant to the Offi~ial Code of Aspen of June 25, 1962, as amend-
ed, a public hearing will be held in the Council Room, City Hall,
Aspen, Colorado, (or at such otner place as the meeting may be
then adjourned) to consider an application filed with the said
Board of Adjustment requesting authority for variance from the
provisions of the Zoning Resolution, Title XI, Official Code of
Aspen. All persons affected by the proposed variance are invited.
to appear and state their views, protests or objections. If you
cannot appear personally at such meeting, then you are urged to
state your views by letter, particularly if you have objection to
such variance, as the Board of Adjustment will give serious con-
sideration to the opinions of surrounding property owners and
others affected in deciding whether to grant or deny the request
for variance.

The Board of Zoning Adjustment regularly meets on the third
and fourth Thursdays of the month. They will be meeting in
July on the 15th and 22nd and if possible we would like to
work your case in on either of these two dates. If this is
not agreeable with you, the Board has consented to meet on
July 29th to hear your case.
Please let me know what you decide and I will proceed with
scheduling.

I enclose herewith the following:
1. Application for Building Permit to enlarge and remodel a small
house on Lot Q, Block 21, Aspen.
2. Appeal to Board of Zoning Adjustment concerning this construction.
3. Sketch showing ownership of adjoining and nearby properties.
4. Check to cover fees.
S. Plans prepared by Robert O. Roy, Architect, for this remodeling.
These plans have been formulated after a good deal of study.
From the plans you will observe that the property on the east
is in the same ownership and consists of an attractive house on
a corner lot facing on NJrth Fifth Street. On the west is a house
belonging to and occupied by Mrs. Eugenie Armstrong. ; On the
rear of Lot Q is located a small existing Victorian type of cottage,
partially renovated by a former owner. The last sheet of the plans
shows alternative uses that were discussed and considered that
could be made of the property and the adjacent property.
Construction of an enlargement or new structure southerly of the
existing cottage would be very detrimental to Mrs. Armstrong's
property. Construction of any new structure of substantial size
would be quite detrimental to the existing attractive character of
this immediate neighborhood.

Considering these factors, a plan was evolved with very
attactive landscaping on the greater part of the area, an open wood deck
immediately south of the existing cottage, the enlargement of the cottage
to the east and to the north to make 600 square feet, as is shown on the
plans. In this manner, the wishes of Mrs. Armstrong could be carried out,
not to have a new structure adjacent to her house, most of the area could
be preserved as landscaped, open space with low density occupancy, and
the Victorian character of the existing cottage could be preserved. However,
on this plan, it is understood that setback variances will be necessary for
the enlargement on the house, and for that reason an appeal to the Board of
Adjustment is enclosed with this application.
We request that this matter be scheduled for hearing before the
Board of Adjustment at an early date, and if there are any other requirements
for processing this application, I would appreciate your letting me know.
