Mill St., Suite 101 Aspen, CO 81611 Re: 520 E Hyman Re-roofing & Structural Repair Permit Dear Ms. Henrichon, This letter addresses the re-roofing and structural repair for the 520 E Hyman project located at 520 Hyman Avenue, Aspen, CO 81611. The original project was built in the late 1980’s with structural drawings prepared by Lawrence A Doble. In the 1990’s there was a limited structural remodel with structural drawings prepared by Maggert & Associates, Inc. The existing roof of this project is 7 ½” concrete composite deck comprised of 4 ½” of concrete over W3 20ga formlock deck. As part of that remodel, a 2” concrete roof deck was added on the eastern half of the roof including a hot tub and the original roof was removed in the south west corner of the property and a wood framed gable was added. In addition, the roof framing was modified south of the elevator to accommodate the removal of a column at that location. Limited interior demolition has incurred which allows some, but not complete, observation of the existing roof structure. In some cases, the deck can be observed and appears to have buckled during the original construction. Several duct openings have been added through the W12 beams along the west edge of the building and in the south east corner. These openings do not appear to meet current code for openings in steel beams. In addition, there are several other connections, such as at the elevator, that appear to need to require strengthening. It is clear that in these areas, the structure is not behaving as intended in the original structural design. The intention is to remove & replace entire roof with the exception of the elevator roof, wood framed gable roof and the existing roof immediately supporting the wood framed gable roof. The roof shall be removed with care not to damage the existing structure supporting the roof. The eastern half of the roof (grids 1 to 3) shall be framed w/ 3N 16 gauge metal deck, 3-span continuous attached with 5/8” diameter puddle welds at supports & welded side-laps in a 36/4 pattern. Intermediate W8x18’s have been added to reduce the deck span. The western half of the roof (grids 3 to 5) shall be framed w/ 4” composite deck (2” concrete on 2VLI 16 gauge metal deck) 3-span continuous attached with 5/8” diameter puddle welds at supports & welded side- laps in a 36/4 pattern. Intermediate W8x18’s have been added in limited locations to reduce the deck span. New skylights will be framed with W8x15 beams. The finishes, insulation and waterproofing will be installed per the architectural drawings/letter. 10/21/2018 Page 2 of 2 There are a few areas that will require field verification prior to coordinating & issuing repairs. Our intent is for the Contractor and/or KL&A verify to the existing condition and then provide the Architect & Contractor with an appropriate detail or fix, if required.
