Architectural: 1. Upper level deck: Reductions in deck areas have been made to retain a portion of the upper level deck including removal of the master bedroom deck and reductions in the overall floor area as described below. a. Floor areas and calculations have been revised as shown on revised sheet G-102. b. Revisions to the upper level stair and landing result in reduced floor area as shown on sheet A-102 and A-103. c. Interior remodel and Fire areas have been revised per sheets G-103 and G-104. 2. Upper level Stair: The upper level stair has been revised to a spiral stair in lieu of the scissor stair previously shown. The existing spiral stair is to be augmented and re-used. The upper level floor is to be removed and replaced as shown on sheets AD-103, A-103, A-107, A-302 and new spiral stair details sheet A-401. 3. Added dormer: The added dormer and related demolition has been omitted. a. The existing roof will remain as shown on sheets AD-202, A-201 - A-203, A-301 - A-303. b. Add sheet A-304 c. Omit dormer details; sheet A-401 d. Roof and wall area calculations have been revised as shown on sheets G-105 and G-106. 4. Revised lower level stair: The lower level stair detailing has been revised and simplified as shown on sheet A-402. 5. Elevator and hoistway: a. The elevator hoistway enclosure has been reduced in size as shown on sheets A-100 – A- 102. The overall opening in the floor has not changed. b. A skylight has been added to the existing roof above the elevator as shown on sheets A- 103, A-104, A107, AD-202, A-202, A-203 and A-302. c. Roof demolition calculations have been revised as shown on sheet G-105. 6. Plan revisions: a. Lower Level: i. Bedroom #5 (001): Entrance alcove has been removed ii. Bath #5 (002): Redesigned iii. Bar area (003): Revised layout iv. Storage (105): Added stack washer/dryer b. Ground Level: i. Entry (100): revised entrance doors. ii. Bath #2 (104): revised closet & shower enclosure. iii. Remove & replace existing glass block windows w. new to match existing 04/18/2019 iv. Bedroom #4 (109): Replaced existing window c. Main Level: i. Living Room (201): Remove and replace fireplace stone veneer ii. Hall (203): Revise and reuse existing spiral stair to crow’s nest iii. Kitchen (209): Replace several cabinets & countertop iv. Powder Room (208): Redesigned v. Master Bedroom (204): Covert deck into canopy, provide barrier at doors vi. Master Bath (205): Replace door, added new shower controls d. Upper Level: i. Replaced upper floor and revised stair as described above ii. Reduced size of exterior deck to comply with floor area requirements as described above e. Roof: i. Reduced size of exterior deck to comply with floor area requirements as described above ii. Added skylight above elevator as described above Structural: 1. Revise framing and support for revised stair as described above 2. Revise elevator hoistway as described above 3. Revise decks as described above Mechanical: 1.
