Thank you for choosing Brutsaert Engineering. I am writing this letter to confirm my
involvement with this project as a structural engineer. I reviewed the proposed remodel onsite
with yourself as a representative of Rutgers Construction on Nov 12, 2018. I also reviewed
existing structural drawings by Brutsaert Engineering dated 5/27/16.
The structure is two story steel and masonry construction. The roof is primarily a wood
structure as are the upper level partition walls. The main floor is slab on grade with a partial
basement. The upper floor is a mix of steel beams with wood joists. There are C.M.U partition
walls throughout the lower level. The proposed floor plan includes removal and replacement of
several partition walls at the main level office suite. The new partition walls will be constructed
of wood.
Based on my observations of the existing structure, the proposed changes do not interfere
with or alter the existing gravity load path. The partition walls are part of the lateral load
resisting system and can not be removed entirely. The proposal to replace them with wood
framing is feasible in most case. Walls must be constructed with a double top plate that is
attached to the upper floor framing with a minimum of (3) – 10d nails per foot. Sheathing shall
be attached with 8d nails @ 6” along panel edges and at 12” O.C. in the field. Replaced partition
walls that run perpendicular to the exterior brick walls must be constructed per the attached
detail.
I have identified a column along Grid 5 that bears on an existing C.M.U. wall. This wall
is identified in the plans I reviewed as one that will be replaced. James guest of Rutgers
Construction has assured me by telephone that this wall will not be removed without further
engineering consultation.
The structural integrity of this building will not be affected by the proposed changes. Any
framing conditions uncovered during demolition that do not conform with the reviewed drawings
shall be brought to the attention of the engineer. I have agreed to make myself available for
consult when new information regarding the structure allows for a better assessment. Any
structural modifications necessary will be provided at that time.
