policies on our website.
The date on this letter may be earlier than the time you receive it. This is because
comment letters from review agencies are held until all agencies have finished their
letters or signed off.
The attached corrections are required to be addressed. Revise and redraw the plans to
clearly respond to the attached comments and resubmit this comment letter with your
written response to each comment on this list. Indicate which detail or specification
page shows the required information. Provide both a physical copy and a digital
Word doc. Plan corrections cannot be made on the blueprints (e.g., red-lined). All
changes must be made to the originals prior to making prints. Responses such as “will
comply with code” are not adequate. Revised drawings must clearly show code
compliance.

your Permit Coordinator. You will be required to bring a copy of this letter with
ALL responses and required documentation. If all items listed have not been
addressed, the resubmittal will be deemed incomplete, and will not be accepted.
Building plan check is only one part of the often complex process by which projects are
reviewed for approval. These parts are interrelated and are sometimes conflicting. It is
ultimately the applicant’s responsibility to coordinate these requirements.
Please provide the following information to enable completion of this plan review:
1. Please provide a basic floor plan of the lower level of unit #101. If the
triangular window well is required emergency egress it does not meet the size
requirements of R310.2, it must have a minimum 3’x3’ clear space.
Please refer to changes on A-101.pdf, A-102.pdf, and A-501 as well as the
structural design on S1.
2. How will new grading affect the distance between finished grade and top of
the existing foundation wall on the building itself? Top of the foundation wall
will need to be 6” above the new finished grade per R404.1.6 unless masonry
veneer is being used in which case it would be 4”. Please provide a section
detail showing how the new grade will relate to the building and not just the
window wells for drainage/waterproofing.

Asbestos Checklist

Asbestos is a known human carcinogen and is an airborne hazard. Once airborne, asbestos fibers can stay
suspended in the air for days, weeks or even months before settling out of the air, only to become airborne again
from some minor disturbance, such as turning on an air conditioner. Uncontrolled asbestos abatement projects or
renovation projects that disturb asbestos may cause latent asbestos hazards that could expose people to asbestos in
the future, long after the renovation activity occurred. The airborne asbestos fiber concentrations resulting from
disturbances may result in a significant exposure to the current and future occupants of the home.

If YES, you must submit a Single-Family Residential Dwelling Area of Public Access Opt-out
Form with the Colorado Department of Public Health and Environment (CDPHE).

Due to a rescinded EPA Ban, buildings of any age may contain asbestos; even those
built after 1988 may have asbestos containing materials and therefore all demolition,
remodel or renovation projects must determine if disturbed material above the trigger
levels contains asbestos.
2. Residential: Will you be removing more than 50 linear feet or 32 sq.ft. or equivalent of a 55-
gallon drum of any material besides concrete, wood, bricks or steel (examples are drywall,
linoleum, carpet, ceiling tiles, pipe insulation, etc)? ___ NO ___ YES

If the answer is YES to either question #2, #3 or #4, you need an asbestos test before you
can apply for a building and/or demolition permit. A state certified asbestos inspector must
do this test and the test report must be submitted with the building permit application. If the
building has asbestos, a state certified asbestos abatement firm must remove it. After removal,
the abatement firm must provide a letter to the Building Division stating that all the asbestos has
been removed and that the air is clean. This letter must be received BEFORE a permit will
be issued. (See the local or statewide Yellow Pages for certified asbestos inspectors and abatement
companies. ALWAYS ASK FOR PROOF OF CURRENT STATE CERTIFICATION.)
If YES to question #4 and your asbestos test is less than the State Threshold, you must still

Minor Drainage Report Narrative
101 7th Street Aspen, CO 81611
Description of the Existing Site:
· The single-family house sits on a site with minor slopes on the corner of Main St. and
South 7th St.
· Window wells on the basement level are open along one side allowing the landscape to
slope down into the basement level.
· There are no current as-built drawings of the house or civil engineering drawings.
· We will verify in field the system for downspouts and gutters during construction.
· Please refer to attached drawings V-001, A-101e, A-102e, A-103e
Description of the Proposed Project:
· The light wells will be closed off on one side to match up to existing grade to stop water
from coming into basement and create a level lawn.
· On the side of the house facing South 7th St. a new stair will be built into an existing
retaining wall next to driveway and adjacent parcel. Both parcels have the same owner.
· Please refer to attached drawings D-101, D-102, A-101, A-102, A-104, and A-501 for
areas of demolition and reconfiguration.
Discussion of Drainage Issues:
· Due to lack of as-built civil drawings, the foundation drainage and downspout system is
assumed to drain to existing on-site drywells to be verified in field.
Discussion of Drainage Alterations:
· The proposed drainage of the lightwells will not tie into a foundation drain and will be
made as a separate system to drain to an existing on-site drywell, the location of which
shall be determined during construction.
· The proposed drainage from the new stairs will be sheeted to drain over the existing
driveway surface to the green landscape to the north.
· Please refer to attached drawings A-101 and A-102.
Discussion of Downstream Water Quality improvements:
· By increasing the permeable area around the lightwell we are greatly reducing the
amount of water directed to the drainage system from lightwells or the perimeter drain.
· Sheeting our drainage of the proposed stairwell on the existing landscape reduces the
amount of standing water on the hard surface of the driveway.
