Enclosed in this letter, please find our official responses to items as detailed on your
Building Plan Review Markup Summary send to Ballina on November 25th, 2016.
1. Zoning Comment: Provide existing and proposed Net Leasable
calculations.
Response: Net Leasable Square Footage for Dentist office is 2,150 SF for
office and basement utility closet for dental equipment is 7 SF.
This is the only allotted basement square footage for the
dentist office. Total Final Leasable Square Footage: 2,157 SF.
2. Zoning Comment: Existing net leasable for this building lists 3 units in the
basement as “commercial storage”. What is the size and location of the
mechanical in the basement specific to the dentist’s office?
Response: Dentists office will only have access to dental equipment closet
and shown on Drawing P-4 totaling 7 SF. All other storage
closets are not part of this project.
3. Zoning Comment: Please resubmit new version of P-4
Response: Revised P-4 attached.
5. Zoning Comment: The mechanical equipment located 18’5” back from N.
Garmisch Street appears to meet the exception to height at 64-31/32”. Is
there a pad required for the Outdoor VRF Heat Pump System?

Response: Mechanical equipment to be located on the roof shall be
equipped with an equipment support/stand. No pad is
required.

Dear Bonnie,
Enclosed in this letter, please find our official responses to items as detailed on your
Building Plan Review Markup Summary sent to Ballina on January 27h, 2017.
1. Zoning Comment: Openings, door and doorways without doors more than
24” in depth shall provide a clear opening width of 36”
Response: Doorway clear opening is 2’-8” for depth of wall. Depth of wall
is 8” +/- depending on wall construction. Plan shows cabinet to
the left of the opening on the plan. The cabinet can be shifted to
allow for 36” clear as it is not fixed. Also, plans show moveable
unit with countertops which overhang unit.
2. Zoning Comment: Because of the way the service counter is rounded, the
full depth is only provided for 25”. Needs to be revised so that the full depth
provided is 36”
Response: Curve reduced per plan attached. Over 36” provided.
