In order to determine the percentage of a wall that is considered to be subgrade, we have projected the walls outward as viewed from the interior, per the land use code, and then calculated the percentage that is below grade. When calculating the overall area of that level, we are measuring to the outside of framing as you have indicated. New chimneys are essentially decorative and will be housing only mechanical piping and ducting. Any new penetrations will be limited to duct penetrations or pipe penetrations. New Chimneys will be built on top of existing roof framing and sheathing and will not require additional demolition. The existing overframed mansard is being removed.
