We have updated this amount on the chart
and the drawing for both existing and
proposed - as it is an existing condition.
In order to determine the percentage of a wall that is
considered to be subgrade, we have projected the
walls outward as viewed from the interior, per the land
use code, and then calculated the percentage that is
below grade. When calculating the overall area of
that level, we are measuring to the outside of framing
as you have indicated.

demoed.

be removing and replacing the exterior material of this
assembly (stone).
New chimneys are essentially decorative and will be housing only mechanical
piping and ducting. Any new penetrations will be limited to duct penetrations or
pipe penetrations. New Chimneys will be built on top of existing roof framing
and sheathing and will not require additional demolition.
The existing overframed mansard is being
removed. The interior flat roof will remain at the
same location and height.

In this location we are removing a load bearing column (3 2x4) and replacing
it with a tranverse beam. The section of beam we will be removing is 6 3/4" x
4.5" as this is the area of the new beam that will be installed. This equals .21
sqft and will be shown on the demolition sheet.
We have projected the structural logs upward and included the
projected area of these logs within our demo calculations.
