Hi Doug: I wanted to get back with you on the ½ duplex remodel. As you mentioned, the scope is an interior remodel
with changes to the building exterior (mostly window changes) and rearranging the existing deck. As you mentioned
the existing deck is non-conforming in size. I mentioned that the deck can be rearranges as long as demolition of the
building does not exceed 40%.
With changes to the exterior, you are subject to the residential design standards with regard to any feature that you
may change that is currently subject to the standards. As we discussed that appeared to be street facing windows,
new garage door and the door. I went over the drawings with another staff person and we felt the windows were okay
but there was some concern on the height of the transom. A door is regulated to 8 feet in height and is allowed a small
transom over it. We have used 2 feet as the maximum height for transoms. Additionally it important to make a one car
garage appear like a two door, so consider a 1 foot wide difference in materials or some other way to have the garage
door read as two doors.
