PROJECT INTRODUCTION
FCI Constructors, Inc. will be the general contractor for the 122 West Main Remodel For
Timberline Bank. This project involves interior demolition and renovation of the existing Building at
122 West Main Street (3,597 SF), a new porch and balcony addition will also be included as part of
this project. This project also includes an entire roofing replacement coupled with the addition of a
Loft on the 2nd Floor. Upgrades will be performed to improve the storm water drainage at this
location, a storm water Drywell will be installed at the rear of the project building with associated
gutters and drainage piping to effectively manage runoff. Also associated with storm water runoff, a
new rain garden will be created on the North side of the building.
Remodel work in the Timberline Bank Project Building includes 3,597 SF of remodel work
and less than 1,00 SF of soil disturbance on the exterior associated with new porch, rain garden
and balcony construction. Please reference the attached area of Disturbance Overview.
Construction for this project is anticipated to start Summer of 2018 and finish in Winter
of 2018. Total Project Duration is estimated at 5-6 Months.

Describe and Compute the Total Project Disturbance Area:
The project is located at 122 W. Main Street, Aspen CO. This is the address for the existing
Building that will be renovated (3,597 SF). Site disturbance area will be 950 SF.
Total project disturbance area is 4,547 SF.

needed from 9AM-5PM (no work to be performed on Sundays)
Any activity generating noise greater than 70db will take place between the hours of 9AM

SITE MANAGEMENT
Parking Management
Construction workers will be encouraged to carpool to the project site as much as possible.
Carpool passes can be picked up daily at the Pitkin County Airport Parking Kiosk located on
the Airport Frontage Road. Carpool passes are free and require a minimum of two
occupants per vehicle. Kiosk hours are 6 a.m. to 11 a.m. Monday through Friday. Carpool
permits are good for street parking in Carpool Zones only as specifically indicated by street
signage, illustrated in the attached City of Aspen Residential Permit Parking and City of
Aspen Carpool Parking Location map. Subcontractors can also purchase a monthly
parking pass for the parking garage, currently $200/month (subject to change). All overflow
traffic will park at the public Brush Creek Interceptor lot and take public transportation to the
project. See attached City of Aspen Parking Zone Maps.
Emergency Vehicle Access & Ordinance 35
Continuous emergency vehicle access will be maintained to the project site.
Staging Areas
Specify construction staging areas
See attached Project Site Logistics Plan – if needed, small amounts of materials
may be staged in the alleyway at the back of the project building. Materials will be
brought into the building vie the back door and also staged and stored within the
construction areas at the interior of the building.
Number of truckloads expected to/from site
There is no site work associated with this project. Minimal truckloads of materials are
expected. Trucks delivering to the site will primarily be regular sized pick-up trucks
with materials, and trucks to remove construction waste from the project site.

NOTE: There will not be a job trailer on site. FCI is planning to set-up temporary

This tenant improvement project will not require the use of heavy trucks to haul materials to
or from the project. FCI does not see a need to address project haul routes. Please advise if this is
not correct.

SEDIMENT & EROSION CONTROL
Drainage and Erosion Control
The majority of work for this project will take place on the interior of the project building, with
minor work associated with new deck and balcony construction taking place on the exterior.
Exterior work involving soil disturbance will be very minimal with minor excavation and
foundations for the balcony supporting members and installation of the drywell on the South
side of the building. Also as a part of this project, a 300 SF Rain Garden area will be created
on the North side of the building. The soil disturbance work activities will not all take place at
the same time, and will have to be phased due to the small size of the project area. Phased
work activities allow better management of Sediment & Erosion control ensuring that all
precautions and preventative measures are taken to allow none of the potentially harmful
pollutants to escape the project area. The disturbance area of these work activities will not
exceed the 1000 SF of disturbance maximum. FCI will take all precautions necessary for
Best Management Practices of Sediment & Erosion Control including: installing and
maintaining Vehicle Tracking Pads, Curb Socks, and Inlet/Outlet Protection. The FCI
Superintendent will also continually monitor and maintain all provisions for Sediment &
Erosion Control and document the conditions via the attached Stormwater Field Inspection
Report.

CONSTRUCTION SITE ASSESSMENT & CORRECTIVE ACTIONS
The construction site perimeter, all disturbed areas, material and/or waste storage areas that are exposed to
precipitation, discharge locations, and locations where vehicles access the site shall be inspected for evidence of, or the
potential for, pollutants leaving the construction site boundaries, entering the stormwater drainage system, or
discharging to state waters. If there is evidence of sediment or other pollutants discharging from the site, see "Construc-
tion Site Assessment."
All erosion and sediment control practices identified in the SWMP shall be evaluated to ensure that they are maintained
and operating correctly. Identify the condition of the BMP, using more than one letter if necessary:
(I) Incorrect Installation; (M) Maintenance is needed; (F) BMP failed to operate; (A) Additional BMP is needed;
(R) Remove BMP. Keep copies of this blank page for additional room if needed.
Continuous maintenance is required on all BMPs. BMPs that are not operating effectively, have proven to be

FUGITIVE DUST CONTROL
Fugitive Dust Control Plan:
FCI does not anticipate any large amounts of dust being generated from this site as the
majority of the work will take place on the interior of the project building. Portable water
control measures will be implemented during the minor excavation activities associated with
the balcony construction. For any dust control related concerns that may come up please
contact the onsite Superintendent (contact info can be found at the beginning of this
Construction Management Plan).

EMISSIONS
Proper Vehicle Maintenance
All vehicles associated with this construction project will be properly maintained such
that the engines will function within manufacturer’s standards or parameters.
Emissions
Emissions from diesel engines shall be of a shade or density no darker than 40%
opacity, except for starting motion no longer than 10 seconds or for stationary
operation not exceeding 10 seconds.

NOISE SUPPRESSION
General
Any activity generating noises greater than 70db will be performed Monday thru Friday from
9AM to 5PM only.
Noise Suppression Plan
This project has the benefit of very minimal exterior work, meaning majority of the work will
take place in a completely closed off interior environment. All reasonable efforts will be made
to minimize noise associated with this construction project.
FCI will require all subcontractors to follow the appropriate “Noise Blocking Methods” for any
equipment generating noise greater than 70 decibels. When appropriate, equipment will be fitted
with or will have any of the following:
Residential Grade combustion engine exhaust silencers
Pneumatic hand power tools will be fitted with a silencer on the air exhaust port
Shields/shrouds/intake & exhaust mufflers
Noise deadening material (line hoppers, storage bins or chutes)
Noise barriers & curtains
Full plywood enclosures when feasible (generators)
Auto or manually adjustable backup alarms
Temporary portable three-sided plywood enclosures with minimum 2” sound dampening insulation
will be implemented as necessary for any outdoor construction activity that requires noise
suppression measures.

This project will recycle or salvage for reuse a minimum of ______ % by weight of the waste

Waste Prevention Planning:
Compliance with City of Aspen mandatory recycling requirements for businesses. Mandatory
recyclables (mixed recycling) include:
o newspaper
o corrugated cardboard
o white and colored office paper
o plastic and glass bottles and jars
o metal cans
Compliance with Pitkin County’s Landfill Bans, i.e. no disposal of tires, appliances, yard waste,
mandatory recyclables, hazardous waste, batteries, fluorescent tubes, electronic waste and large
metal items.
The General Contractor will contractually require all subcontractors to comply with the
mandatory recycling requirements.
The Construction Waste Reduction Plan shall be implemented and executed as follows and as on
the chart:
o Salvageable materials will be diverted from disposal where feasible.
o There will be a designated area on the construction site reserved for dumpsters
which are specifically labeled for respective materials to be received.
o Hazardous waste will be managed by a licensed hazardous waste vendor.
Communication & Education Plan:
As each new subcontractor comes on site, the recycling coordinators will present him/her with a
copy of the Waste Management Plan and provide a tour of the recycling areas.
All recycling containers will be clearly labeled. Containers shall be located in close proximity to the
building(s) under construction in which recyclables/salvageable materials will be placed.
Recycling coordinators shall inspect the containers on a weekly basis to insure that no contamination
is occurring and precautions shall also be taken to deter any contamination by the public.
