1.0 Background
This Construction Management Plan (CMP) outlines and details the construction management
measures that will be employed throughout the construction process located at 58 Pitkin Way,
Aspen, CO 81611. This CMP is intended to address all items that are applicable to the scope of
work in said project. Where items are not applicable to the scope of work, the CMP will note this.
The provided CMP will outline supplemental information along with its location when addressed in
the attached appendices.
2.0 Project Introduction
2.1 Project Location- Project is located at 59 Pitkin Way, Pitkin Reserve Lot #3 Plus 1/3 Interest
in Lot #7, City of Aspen, County of Pitkin, State of Colorado. See Appendix A for a Detailed
Project Vicinity Map.
2.2 Disturbance Area- 2,712 sq ft or .062 acres
2.3 Description of work- The scope of work will include all that is necessary for the replacement
of the existing snowmelted driveway. Project duration is estimated at five weeks from
acceptance of Building Permit until Close-out. No utility connections will be added or altered
through this scope of work. Construction waste will be hauled off via Haul/Emergency Access
Map to the Landfill for disposal and recycling. See Appendix B.
3.0 Project Documentation
3.1 Permits-
A. Building Permit- Please reference the permit application
B. MEP Permits- Please reference the permit application
3.2 Public Notification- A letter shall be sent to all neighbors within 300 feet of the Project no
less than ten days prior to construction. Due to the short duration of the project, no additional
updates shall be required prior to Project completion. Notice is to identify any traffic/pedestrian
concerns and to outline hauling/staging operations. A pre-construction meeting between the Site
Supervisor and all Sub-Contractors shall occur ten days prior to construction with all impacted
stakeholders to be notified as well.

4.0 Project Implementation:
4.1 Dates of Construction- Currently anticipating construction duration from July 22nd, 2019 to
August 26th, 2019.
4.2 Hours of Construction- Will be limited to Monday through Friday 7:30 a.m. to
7:00 p.m. 9:00 a.m. through 5:00 p.m. Saturdays, with no work permitted on Sundays and federally
designated holidays and other construction limitations set by the City of Aspen. Constructions
activities producing noise greater than 80 decibels are limited to the following days and times:
Monday thru Friday 9:00 am to 5:00 pm.
4.3 Sequence of Construction- See Appendix D- Project Schedule
4.4 Adjoining Property Owners- Adjacent properties will be protected from onsite runoff by silt
fencing and straw waddles. Notification of all foreseen disturbances will be communicated to
adjacent neighbors by the Site Supervisor. All notices will be made prior to the initiation of any such
disturbances; this includes but is not limited to: noise disturbances, hauling/staging, Right of Way
limitations/disruptions.
4.5 Project Fencing- Construction boundary fencing and silt protection to be installed in accordance
with details contained within civil drawings and layout as shown on Construction Site Management
Plan in Appendix E.
4.6 Natural Environment- No adverse effects on the nearby, natural environment are anticipated.
Any unforeseen environmental impacts will be promptly mitigated by Structural Associates’
management team and controlled in accordance with the City of Aspen’s building regulations. No
trees shall be removed and any that are adjacent to disturbance area(s) to be protected / fenced.
5.0 Project Management:
5.1 Parking Management- All parking to be contained on site as designated in Appendix E.
5.2 Emergency Vehicle Access- Emergency vehicle access will not be affected by the scope of work
identified in this CMP. See Appendix B- Haul/Emergency Access Map

5.3 Parking Details- Public transportation and carpooling efforts will be made to reduce the amount
of onsite parking required for construction. See Appendix E.
5.4 Staging Areas- Designated staging area(s) will be located within property boundary.
5.5 Construction Trailer, Materials Storage, and Waste Management- Due to the small nature of this
project, no jobsite office will be required on-site. Material storage will be reserved to on-site. A
small dumpster will be located on-site. Due to the scope and short duration the existing recycling
and bear proof (home owner’s) trash receptacles will be utilized for any food waste. One portable
restroom will be available for workers. See Appendix E.
6.0 Traffic Control
6.1 General- All required traffic control shall be performed by on-site supervisory staff. Professional
Traffic Control Companies will be contracted as required.
6.2 Haul Routes- See Appendix B- Haul/Emergency Access Map
6.3 Delivery requirements- No affect on any public roads will occur as a result of the scope of work
identified in this CMP. Due to staging limitations, only (1) delivery will be permitted at any one
time. Delivery schedule shall fall within the general project hours of 7:30 to 5:30 Monday through
Friday. No idling of delivery vehicles will be permitted for longer than five minutes.
6.4 Traffic Control Plan- All construction related traffic shall be controlled and maintained by the
on-site Supervisor as outlined in the Haul/Emergency Access Map. See Appendix B
7.0 Pedestrian Protection
7.1 General- All construction activity will comply with safety per MUTCD chapter 6D, the
Americans with Disability Act, and IBC Chapter 33.
8.0 Sediment and Erosion Control
8.1 See protections as described in Appendix E with details provided in the civil drawings.
9.0 Fugitive Dust Control
9.1 Fugitive Dust Control Plan- All fugitive dust will be controlled by watering as required.
10.0 Emissions
10.1 General- All onsite vehicles/equipment will be maintained to manufacturer’s specifications.
10.2 Diesel Engines- Emissions from diesel powered engines shall have an opacity of no darker than
40% except for ten seconds during start up.
11.0 Noise Suppression
11.1 General- All construction activity shall comply with the City of Aspen’s noise limitations. 06/20/2019
