Tmscott Employee Housing
Exterior Concrete/Steel Pan Stairs
May 10, 2017
With Tim Home, Evan Pletcher, and John Wheeler ,1 met on site to review the condition of
exterior stairs in the Tmscott Employee Housing Complex constructed in 2000.
The exterior stairs arc galvanized and painted steel pans with treads filled with concrete.
During the winter months salt is used to remove ice but it destroys the steel under the concrete
The primary damage is in the corrugated steel decking under the landing concrete in the
eastern three buildings (I00,20f ,, and 300 These stairs serve multiple levels and are solid
rather than open grate treads and landings.
The most severe damage is found under the landings. In the I Qd building southeast stair and
the north stair, the salt has eaten away to steel decking at the structural frame. These landings
should be replaced immediately.

The treads appear to have far less damage and all of the supporting steel pans appear to intact.
There is some evidence of rust laden water stains but no apparent structural deficiency.

These areas should be treated with a rust inhibiting compound like Rustoleum and repainted
Several of the stairs in the eastern buildings were replaced about five years ago with open riser
treads and landings. These appear to be in good condition.
The original exterior stairs were designed to have roofs above them. The roofs were deleted as
a value engineering savings.
I would recommend the exterior stairs be roofed and side walls partially enclosed to reduce the
build up of ice and snow that results in the use of salt. A non -salt pet safe ice melt product or
even sand should be used rather than salt in any case.
The partial enclosure can allow some light and ventilation but should reduce the amount of
wind borne snow that accumulates on the stairs.
