CONSTRUCTION MANAGEMENT PLAN

This document provides the Construction Management Plan (CMP) with regard to the
renovation of Villager Townhomes Unit # 2.
2.0 Project Location & Summary
2.1 Project Location: Villager Townhomes, 1001 E. Cooper Ave. Unit # 2.
2.2 Disturbance Area: No soil will be disturbed during the renovation of this
individual condominium.
2.3 Description of Work: The work involves interior renovation, replacement of
exterior windows & doors, reconfiguration of interior space, minor reconfiguration of
certain exterior portions of the exterior structure at the walled-in breezeway and
courtyard that sits between Unit #2 and Unit #1. Interior FAR upon completion of
renovation will be approximately 1,490 SF. There will be no effect on public utilities.
3.0 Public Notification
3.1 Permits
City of Aspen Building Permit
3.2 Public Notification: Written notification will be sent to each resident of the
Villager Townhomes condominium project alerting them of planned construction
activities, including overall project duration and daily work hours. Project updates will
be sent monthly to neighboring condominium owners and public meetings will occur
as necessary to comply with Section 3.2. Updates identifying any impacts on
vehicular and/or pedestrian traffic will be sent to the Villager Townhomes residents
as necessary. Viking Construction will organize a pre-construction meeting with
Villager Townhomes residents to discuss construction plans and respond to any
neighbor concerns.
3.3 Project Signage: A sign will be posted on site providing the name of the general
contractor and emergency contact information.

4.0 Project Implementation
4.1 Dates of Construction: April 15, 2019 through November 1, 2019
4.2 Hours of Construction: Construction will only occur during “construction hours”
as designated by Section 4.2. This includes 7:30 a.m. to 5:30 p.m. Monday through
Friday and 9:00 a.m. to 5:00 p.m. on Saturdays. No work will be permitted on
Sundays, federally designated holidays and such other construction limitations as
may be set forth by the City of Aspen.
4.3 Sequence:
4.4 Adjoining Properties: General Contractor will make every effort to keep other
homeowners within the Villager Townhomes complex apprised of construction
activities and any unusual construction events that might impact neighboring
homeowners.
4.5 Project Fencing: N/A. No fencing will be utilized or required for this project. All
construction activity will take place inside the boundary walls delineating Unit # 2.
4.6 Public Health and Welfare: Viking Construction will take all necessary
precautions in order to respect public health and welfare.
4.7 Natural Environment: No adverse effects on the nearby natural environment
are anticipated. Viking Construction will promptly mitigate any unforeseen
environmental impacts in accordance with the City of Aspen’s building regulations.
5.0 Project Management
5.1 Parking Management: City of Aspen Parking Management form will be posted
onsite. Parking for all vehicles shall occur on East Cooper Street within close
proximity to the project site. All construction vehicles will observe 2-Hour Residential
Parking limitations along Cooper Street.
5.2 Emergency Vehicle Access: Emergency access will not be blocked at any
time.
5.3 Construction Parking Details: Utilization of Public Transportation and
Carpooling will be encouraged in order to reduce the amount of construction traffic
and nearby parking utilization. Viking Construction has been actively evaluating

parking patterns along E. Cooper Street within close proximity of the project site for
several months during the project planning stages and has observed that utilization
of on-street parallel parking rarely reaches maximum capacity. Therefore, we plan to
utilize 5 different parking solutions over the course of the project: (1) The Viking site
supervisor will utilize the residential parking permit allocated to the condominium
homeowner. (2) Viking plans to purchase 1 or 2 space-specific monthly residential
parking permits from the Aspen Parking Department at a cost of $25/day. These will
be distributed as needed among subcontractors performing work at the job site or
vendor delivery vehicles. (3) Viking plans to purchase 1 or 2 additional non-specific
monthly residential parking permits at a cost of $8/day for distribution as needed to
subcontractors and vendors. (4) Subcontractors and vendors will be encouraged to
purchase $8 day-parking permits if the pre-paid permits are all being utilized. (5) Any
subcontractor working at the job site for less than 2 hours will be free to park
anywhere in the residential zone, on a space-available basis, for up to 2 hours
without charge.
5.4 Staging Areas and Material Storage: The covered walkway and courtyard
within the Unit # 2 property boundary will be utilized for material staging and storage.
5.5 Construction Trailer and Waste Management: A construction trailer will not be
required nor utilized for this project. Viking will utilize the homeowner’s designated
parking spot in the adjacent parking lot to the east of the Villager Townhomes
structure for placement of a single waste dumpster. The homeowner of Unit # 2 has
agreed to talk to the homeowner of Unit # 1 about swapping designated parking
spaces for the duration of construction, permitting the dumpster to be placed in a
space that is closer in proximity to the front entry of Unit # 2. (See attached Photo)
Recycling will occur to comply with Section 5.5. A small bear-proof container for food
waste will be utilized adjacent to the main dumpster. A hazardous material spill
cleanup kit will be stored on site throughout construction. A single portable restroom
will be available for workers. Most likely placement of the portable restroom will be
adjacent to the trash enclosure at the back of the private parking lot for the condo
complex.
6.0 Traffic Control
6.1 General: Should traffic control be required for deliveries, it will be performed by
the on-site supervisory staff wearing appropriate safety equipment. We do not
anticipate the need to utilize a professional traffic control company, but one will be
hired if deemed to be necessary for specific purposes.
6.2 Haul Routes: We do not anticipate the need for any specialized haul routes as
the products being delivered to the job site will be of fairly normal size and the
condominium unit is located directly adjacent to a major city street.
6.3 Onsite Vehicle Limitations: We do not anticipate a need for the use of large
construction vehicles of any kind. Delivery vehicles will be no larger than 24’ long by
7’6” wide by 10’10” tall from the ground, a size that is typical of vehicles used for
standard material deliveries throughout the city.
6.4 Delivery Requirements: Due to staging limitations, no more than (3) delivery
vehicles will be permitted at the job site at any one time. Deliveries will occur only

within standard construction hours as specified in Section 4.2 of this CMP. Delivery
vehicles will not be allowed to idle for more than 5 minutes.
6.5 Traffic Control Plan: N/A
7.0 Pedestrian Protection
7.1 General: N/A. All construction activity will take place within the walls of the
condominium unit. There will be no impact to adjacent public walkways or
pedestrians utilizing such walkways.
8.0 Sediment and Erosion Control
8.1 General: N/A
9.0 Fugitive Dust Control
9.1 Fugitive Dust Control Plan: N/A
10.0 Emissions
10.1 General: All vehicles shall comply with Section 10.1.
10.2 Emissions from Diesel Powered Engines: All vehicles shall comply with
Section 10.2.
11.0 Noise Suppression
11.1 General: All construction activity shall comply with the City of Aspen’s noise
limitations. Noise on site shall not exceed 80 decibels.
