Durant, Units C1-A thru Units C1-F Permit Information: Permit Number: 0017.2019.ACBK Parcel Number: 273718249063 thru 273718249068 Owner: Gorsuch Permit Coordinator: John Barker The design documents have been reviewed for conformance with the Land Use Code as adopted and amended by the City of Aspen. You can find a copy of the Land Use Code on our website. Attached are the comments for Zoning. All comments must be addressed. Please revise and redraw the plans to clearly respond to the comments. Revised drawings must clearly show code compliance. Please resubmit the attached comment letters with your written response to each comment. Your response should indicate which detail or specific page shows the required information. Responses such as “will comply with code” are not adequate. Zoning plan check is only one part of the review process by which projects are reviewed for approval. If you choose to begin updating plans prior to receiving comments from all review agencies, you assume the risk of needing to update or otherwise redo your plans. If you have any questions regarding the Zoning comments, please contact Zoning staff. Re-submittal: When all comments from all agencies have been addressed, contact your Permit Coordinator. If all comments have not been addressed, the resubmittal will be deemed incomplete, and will not be accepted. Zoning Comments: 1) On Sheet A0, please be aware that the commercial space was never subject to Growth Management Quota System mitigation. As such, there is no credit available to apply to the footprint area of the walls to be removed. Please see the Pre-Application Conference Summary letter dated March 29, 2019. The City evaluates a permit based on the code in effect at the time of permit submittal. Currently, net leasable does not include the square footage under demising walls towards net leasable. Therefore, existing net leasable is measured for each space separately, less the footprint of the demising wall. Once any portion of the demising wall is demolished and the spaces combined, then the new net leasable will be the area encompassed by the exterior walls of the entire combined space. Please see the Pre-Application Conference Summary letter dated March 29, 2019. 2) On Sheet A-1, the existing Floor Plan requires amendment to clearly illustrate the current unit separations between Unit C1-F and the balance of Unit C1 that Gorsuch already occupies.
