Dear Mr. Don Bateman and the Town of Aspen building department,
The new fan coil serves a 984 square foot retail space in the Gorsuch Ski and Café. The 2015 IEBC section 809 refers to
the 2015 IMC Table 403.3.1.1 for mechanical ventilation requirements. If we apply a retail sales occupancy, the new
space needs 7.5 cfm per person at 15 people per 1000 square feet plus 0.12 cfm per square feet. The minimum required
outside air is 126 cubic feet per minute.
Therefore, the mechanical contractor shall add a 7” or larger round (or 8x8 rectangular or larger) outside air duct, route
it from a new 12x12 louver in the outside soffit (to the South toward Dean street), and connect it to the return side of
the new fan coil with a motorized damper. Any duct penetrations through any fire rated assembly shall require the
installation of a fusible linked fire damper. During any occupied period, the fan shall run and open the normally closed
powered open motor operated damper, to deliver the minimum outside air to the space. Normal comfort operation
shall occur as well with input from the thermostat.
