After discussing the material change with staff, it was determined that a consistent application of quality stucco will
meet the RDS requirements. Attached is the approval and drawings with call outs indicating the material change.

Thanks for the call this morning. 26.410.030.E.5 – Materials (Flexible) – Letter ‘C’ is the code section I
am referring to (page 18 of the RDS). Our existing approvals are attached for your reference. The
project is currently under review for a change order (likely in Zoning right now per our coordinator).
For cost-saving reasons, the owners of 219 S Third Street have been entertaining the use of stucco on
the first story (where concrete panels are called out). The RDS cites an example of stucco being light-
weight and inappropriate below a heavy material like stone. However, our second story is metal and
wood, and stucco beneath these materials may be acceptable. There is no explicit example of this
material combination in the RDS, so we wanted to bring this to your attention for a determination.
Please let us know how the City views this material combination.
