Dear Pam:
Per your request, I reviewed the Aspen Alps #808 Remodel Drawings for the proposed
Upper Floor Bath Room Remodel which were dated June 1, 2017. The intent of the review
was to access the assumption of non load bearing walls of the bath room to be modified
during the remodel.
The existing building is a multi-story, multi-unit residential structure. The existing framing
appears to be a wood framed post and beam system supported on a concrete wall and
footing foundation. No existing framing or foundation plans were available for review. The
contractor shall shore & brace all framing as required.
The existing structural roof and floor framing systems typically appear to be wood purlins with
structural T&G decking supported on wood columns. This typically means that the interior
partition walls are non-load bearing and may be modified with the exception of walls that
encompass the load bearing columns supporting the ridge beam.
In conclusion, the existing interior walls to be modified appear to be non load bearing based
on the observed conditions and the assumed framing layout. The Contractor shall provide all
shoring as required. These assumptions shall be field verified after removal of interior
finishes.
This report was prepared based on a brief site observation and a brief general review of new
drawings of the Interior Remodel. A follow up site observation is required to confirm the
above assumptions after wall finishes are removed. Detailed measurements or tests, or
destructive testing were not performed as part of this report. Please call if you have any
questions or comments, or if I may be of additional assistance. Changes and revisions due to
discovered existing conditions are typical of remodel projects and should be expected.
